Works and Installations. (a) The First Owner shall at its own cost and expense prepare the first Maintenance Manual for Works and Installations for the reference of the Owners and the Manager setting out the following details:- (i) As-built record plans of the building and services installations together with the necessary technical information (such as specifications of materials and design standard) for maintenance of all facilities and equipment. (ii) All warranties and guarantees provided by contractors (together with the names of the companies providing the warranty and the contact telephone numbers) in respect of all facilities and equipment. (iii) Recommended maintenance strategy and procedures. (iv) A list of items of the Works and Installations requiring routine maintenance. (v) Recommended frequency of routine maintenance inspection. (vi) Checklist and typical inspection record sheets for routine maintenance inspection. (vii) Recommended maintenance cycle of the Works and Installations. (b) Within one (1) month after the date of this Deed, the First Owner shall deposit a full copy of the first Maintenance Manual for Works and Installations in the management office for inspection by the Owners free of charge and for taking copies at their own expenses and upon payment of a reasonable charge to the Manager PROVIDED THAT all charges received therefrom shall be credited into the Special Fund. (i) The Manager shall on behalf of and at the cost and expense of the Owners inspect, maintain and carry out all necessary works for the Common Areas and Facilities including those part or parts of the Works and Installation forming part of the Common Areas and Facilities. (ii) The Owners shall at their own costs and expense inspect, maintain and carry out all necessary works for maintenance of the Building and their Units including those part or parts of the Works and Installation forming part of their Units. (d) The Owners may, by a resolution passed at an Owners’ meeting convened under this Deed, make, amend, revise and revoke the Maintenance Manual for Works and Installations or any part thereof as the Owners shall deem fit, in which event the Manager shall procure a revised Maintenance Manual for Works and Installations or any amendments thereto (e.g. the addition of works and installations in the Building, the updating of maintenance strategies etc.) from a qualified professional or consultant within such time as may be prescribed by the said Owners’ resolution.
