Additional Parking Spaces. Commencing on the Substitute Premises Commencement Date, Tenant shall have the right to use, on the same terms and conditions provided under the Existing Lease, thirty (30) additional unreserved exterior parking spaces, for a total of up to seventy-six (76) unreserved exterior spaces.

The provisions of Paragraph 49.02 of this Lease may require that a payment be made to Landlord determined by reference to the Parking Expansion Alterations, if and to the extent expressly provided pursuant to such Paragraph.

Lessee shall have the right, for the Term hereof, to use the thirty (30) parking spaces within the parking lot on Lot 1B, as described in Exhibit "A" (the "Off-Site Parking Spaces") shown on the map of the parking lot attached hereto as Exhibit "B" and made a part hereof. At all times that Lessee uses the Off-Site Parking Spaces, certain sections of the Ground Lease listed below shall apply to Lessee's use provided, however, that the interpretation and application of such sections shall be modified by substituting the term "Off-Site Parking Spaces" in place of the term "Premises" in each provision and by the fact that the parties have agreed that Lessor, and not Lessee, shall bear the obligation, at Lessor's sole expense, to repair and maintain the Off-Site Parking Spaces in good order and condition.

Landlord shall provide Tenant with two additional parking spaces (the “Spaces”) which will be marked, at Landlord’s expense, as parking for “Bank Customer Only” or similar language acceptable to Tenant. The exact location of the Spaces will be designated by Tenant, as shown on Exhibit “X” attached hereto, and will be situated adjacent to and at the northeast corner of the Building. The Spaces will be marked and designated as provided in the preceding sentence and reserved for use of Tenant’s customers only during the Term of this Lease.
