The Space Layout clause defines the arrangement and allocation of physical areas within a leased or occupied property. It typically specifies the dimensions, configuration, and designated uses of various spaces, such as offices, common areas, or storage rooms, often referencing attached floor plans or diagrams. This clause ensures both parties have a clear, mutual understanding of how the premises will be organized and used, thereby preventing disputes over space usage and facilitating compliance with the intended purpose of the lease or agreement.
Space Layout. The Lease is hereby amended to add Exhibit A-2 to Exhibit A of the Lease and Exhibit A-1 of the Second Amendment To Lease, so that all references in the Lease to Exhibit A, shall be deemed to be references to Exhibit A, Exhibit A-1, and Exhibit A-2.
Space Layout. Client shall work directly Everside, or with a design firm approved by Everside, to develop the space and interior design and furnishings for the Everside Health Center. Client shall pay for the costs associated with this service, which will be charged at the design firm’s price without additional cost. Everside must approve the layout, design, and furnishings of the Everside Health Center to ensure that reasonable and necessary quality standards and specifications will be met.
Space Layout. 1. Prior to commencing construction of the New Premises, Tenant agrees to deliver to Landlord one (1) set of sepia reproducibles and two (2) sets of blue-line prints of Tenant’s approved Space Layout (the “Space Layout”) of the New Premises sufficiently complete to permit preparation of architectural, structural, plumbing, fire protection, mechanical and electrical engineering drawings for the New Premises. The Space Layout shall designate and include all Tenant finish work (“Tenant Improvement Work”) and shall specifically include, without limitation: a. Partition layout and door location; b. Electrical outlet locations, data cable, sound system, paging system, etc. and anticipated usage thereof. c. Tenant’s telephone system indicating location of outlets. d. Reflected ceiling plan, including ceiling grid, lighting, switching, sprinkler, diffusers, registers, speakers and all other items necessary for the engineering design to be incorporated in the Working Drawings (hereinafter defined). e. Tenant’s anticipated occupancy loads for any area in which such occupancy load is expected to be in excess of building standard heating, ventilation, air conditioning, electrical and structural designs (e.g., computer rooms, print/copy machines., equipment to be used in any luncheon areas, concentrated file and library loadings and any other equipment or systems (with brand names wherever possible) which require structural, mechanical, fire protection, electrical, or life safety modifications [above that set forth in Landlord’s Design Criteria]). 2. Within seven (7) days of Landlord’s receipt of Tenant’s Space Layout, Landlord shall review the same for compliance with the intended space usage requirements of the New Premises consistent with the Lease, and return to Tenant one (1) sepia of the same with Landlord’s comments. 3. Landlord’s review of the Space Layout shall not imply (i) approval by Landlord as to compliance of the Space Layout with the requirements of applicable codes, rules or regulations of any governmental agencies having jurisdiction over the New Premises or (ii) the Space Layout’s compatibility with the Building’s shell and core construction. Tenant understands that the obtaining of all permits to comply with all applicable codes, rules and regulations and the compatibility of the Space Layout with the Building’s shell and core construction is Tenant’s responsibility. Landlord will cooperate with Tenant, at Tenant’s expense, in Tenant’s applications ...
Space Layout a. DOHMH/DIITT shall decide the respective floors on which cables shall be installed, and shall determine all data and voice jack locations. Wall phone locations shall be included in the overall voice cable count. The Cable Contractor’s installation supervisor, or lead technician, shall participate in a walkthrough of the project location with a DOHMH/DIITT representative to review the site and verify all installation methods and cable routes. All furniture and electrical blueprints shall be provided to the Cable Contractor by DOHMH/DIITT staff. b. The Cable Contractor, in conjunction with DOHMH/DIITT staff, shall coordinate with the Building Manager to determine and provide the most direct and economical cable pathway for all voice and data communications connectivity. During the implementation phase, the Building Manager, Cable Contractor and DOHMH shall meet to discuss and agree on the final cable pathways to be utilized.
Space Layout. A Lease Outline Drawing of the Premises and/or prior tenant drawings when available will be furnished to Tenant’s Architect by ▇▇▇▇▇▇▇▇’s Representative. Same shall indicate by floor plan the dimensions of the Premises, column locations underground and overhead utility lines, and Standard Project Details. All information therein shall be verified by ▇▇▇▇▇▇.
Space Layout. The "Space Layout" shall consist of all plans depicting partitions, doors, electrical and telephone outlets, right fixture locations, mill work, wall finishes, floor coverings and special requirements (if any).
Space Layout. A Space Layout and/or As-Built Drawings of the Premises will be furnished to Tenant’s Architect by Landlord’s Tenant Coordinator as identified in Section II A 2 hereof, when so authorized by Landlord. Same shall indicate by floor plan the dimensions of the Premises, column locations and sizes, doors, underground and overhead utility lines, V.A.V. system ductwork and/or chases, and Standard Project Details. All information therein shall be verified by ▇▇▇▇▇▇.

  • Space In order to facilitate the orderly, as well as the confidential, investigation of specific grievances, the University shall make available to Union Representatives or Stewards temporary use of an office or similar facility.

  • Configuration The configuration for the Purchase Right Aircraft will be the Detail Specification for Model 767-3S2F aircraft at the revision level in effect at the time of the Supplemental Agreement. Such Detail Specification will be revised to include (i) changes required to obtain required regulatory certificates and (ii) other changes as mutually agreed upon by Boeing and Customer.

  • Signage 28.1 Tenant may, at Tenant’s expense, install a sign identifying Tenant’s business at the entrance to the Premises, provided that the design, size, color and location of the sign shall be subject to Landlord’s prior reasonable approval. Tenant shall be entitled, at no cost to Tenant, to have the name of ▇▇▇▇▇▇’s company listed on the Building directory situated in the lobby of the Building. If, after ▇▇▇▇▇▇’s name is initially listed on the directories, ▇▇▇▇▇▇ requests a change in ▇▇▇▇▇▇’s name as printed thereon, Tenant shall reimburse Landlord for Landlord’s cost of reprinting Tenant’s name for the directories. 28.2 Tenant shall be entitled to one (1) Building standard sign on the Building monument sign installed by Landlord identifying Tenant’s business, in a location as designated by Landlord. Any such Tenant signage shall comply with the requirements of this Article 28 and otherwise the design, size, color, content and location of the signs shall be in accordance with the Building’s signage criteria and subject to Landlord’s prior reasonable approval. Tenant shall provide Landlord with ▇▇▇▇▇▇’s signage to install on such monument at Tenant’s sole cost; provided, however, that Landlord shall install such signage at Tenant’s cost. If, after ▇▇▇▇▇▇’s name is initially listed on the monument sign, ▇▇▇▇▇▇ requests a change in Tenant’s name as printed thereon, Tenant shall reimburse Landlord for Landlord’s cost of reprinting Tenant’s name for the monument sign.

  • Storage Space 37.1. Subject to the provisions of this Article 37 and the provisions of Articles 11, 15, 16, and 25 of this Lease, Landlord hereby leases to Tenant approximately 400 RSF of storage space (“Storage Space”) on the Concourse Level of the Building in the approximate location as depicted on Exhibit “H”. 37.2. Tenant’s right to use the Storage Space will commence on the Commencement Date and terminate on the earlier of (i) 30 days’ prior written notice terminating Tenant’s lease of the Storage Space from either Landlord or Tenant to the other, or (ii) the expiration or earlier termination of the Term of this Lease. 37.3. During the Term, monthly rent for the Storage Space will be $500.00 ($15.00 per RSF) (“Storage Space Rent”), which will be payable in advance, without notice, on the first day of each month during the Term, at same place and in the same manner as the payment of Fixed Rent. 37.4. Tenant agrees to pay monthly, as Additional Rent, for electricity service usage by Tenant in the Storage Space, the cost of which is initially estimated to be $1.75 per RSF (per annum). 37.5. Tenant will use the Storage Space only for the storage and use of Tenant’s compressor unit and vacuum system subject to compliance by Tenant with the following conditions: (i) no noise in the Storage Space which, in the reasonable judgment of Landlord, might disturb other tenants or occupants of the Building will be made or permitted by Tenant, (ii) nothing will be done or permitted in the Storage Space by Tenant which would impair or interfere with the use or enjoyment of other portions of the Building by any tenant or occupant thereof, and (iii) the use of Tenant’s compressor in the Storage Space will be permitted by, and will be in compliance with, all applicable Laws. Tenant will use the Storage Space in a careful, safe and proper manner and install, at its sole cost and expense, any sound attenuation measures required to ensure that no noise will emanate from the Storage Space which might disturb other tenants or occupants of the Building. Tenant will not overload the floor of the Storage Space and agrees to be fully liable for any damages or losses sustained by Landlord as a result of any overloading by Tenant. Tenant will pay Landlord on demand for any damage to the Storage Space caused by misuse or abuse by Tenant, its agent or employees, or any other person entering the Storage Space under express or implied invitation of Tenant. Tenant will not utilize or permit the Storage Space to be used for any purposes prohibited by any applicable Laws. Tenant will not commit waste nor permit waste to be committed nor permit any nuisance in the Storage Space. 37.6. Landlord will provide a lock and key for the Storage Space; however, Tenant agrees that all property of Tenant kept, stored, or used in the Storage Space will be at the sole risk of Tenant and that Landlord will not be liable for any injury or damage to such property. Tenant will carry and maintain, at Tenant’s expense, insurance covering all property and equipment stored, used, or both in the Storage Space. On the Commencement Date Tenant will accept the Storage Space in its then “as-is” condition, without any further improvement by Landlord. Landlord makes no warranty or representation that the Storage Space will be suitable for any particular purpose. 37.7. Tenant will not sublease all or a portion of the Storage Space or assign its right to Lease the Storage Space. 37.8. Landlord reserves the right to relocate the Storage Space to substantially comparable space in the Building in close proximity to the Premises provided that the ability of the central utility delivery systems can deliver “product”, e.g., nitrogen gas, compressed air, to Tenant’s laboratory is unaffected by any relocation. Landlord will give Tenant a written notice of its intention to relocate the Storage Space and in such event Tenant will complete a relocation within 30 days after receipt of written notice. Landlord agrees to reimburse Tenant for its actual reasonable moving costs to such other storage space within the Building.
