Base Building Improvements definition
Base Building Improvements means the following: (i) the Building shell and exterior, (ii) the Building core area, including necessary Base Building Systems within the core, stubbed out to the face of the core wall at locations determined by Landlord, (iii) finished core area toilet rooms, including necessary plumbing fixtures, ceramic tile floors, accessories, ceilings and lighting, (iv) unpainted exterior dry wall or lath and plaster covering the exposed side of all exposed core walls, core and perimeter columns, and the interior exposed side of all exterior building wall areas except at the under windows, (v) public stairways and corridors, (vi) passenger and freight elevators, and finished elevator lobbies, (vii) ground floor lobbies, (viii) loading docks, and (ix) drinking fountains required by applicable building codes. “Base Building Improvements” does not include any Premises Systems, any Premises Improvements (whether Building Standard or otherwise), or any item or improvement that was not part of the Base Building Improvements prior to the occurrence of a Casualty except to the extent any Governmental Authority requires the installation of such additional item or improvement as a condition to permitting or approving any portion of Landlord’s Restoration Work.
Base Building Improvements means the items of work and materials to be performed and supplied by Landlord in accordance with the Final Design Documents as affected by Change Orders (as such term is hereafter defined) and the term "Landlord's Work" shall mean the construction of the Base Building Improvements in accordance with the Final Design Documents as affected by Change Orders. Prior to the solicitation of bids by Landlord from general contractors for the performance of Landlord's Work, Tenant may submit the names of general contractors to be included on the list of such bidders, but Landlord shall retain the right to select Landlord's Contractor. The preliminary and final Schematic Design Documents, the preliminary and final Design Development Documents, and the Final Design Documents shall be submitted to both Landlord and Tenant for review and comment. In each instance Tenant shall have five business days to review each submission and to notify Landlord of any objections. Tenant may object to any new items shown on a submission which are not in compliance with (i) the Preliminary Design Concept with regard to the Schematic Design Documents, (ii) the Schematic Design Documents with regard to the Design Development Documents, or (iii) the Design Development Documents with regard to the Final Design Documents, specifying and detailing in each case such objections. To the extent that any such submission is consistent with prior submissions approved by Tenant, Tenant shall have no right to object thereto, but Tenant may nonetheless offer comments thereon, which comments Landlord agrees to consider if the implementation thereof will not increase the cost of Landlord's Work or delay the commencement or completion thereof, provided that if Tenant agrees to pay Landlord for increases in such cost of Landlord's Work and the cost of any such delays, Landlord agrees that Landlord will not unreasonably refuse to implement such comments. If Tenant objects to any such submission because such submission is inconsistent with the prior submission approved by Tenant, Landlord shall cause Landlord's Architect to modify such submission to respond to Tenant's objection and submit such modified submission to Tenant within five (5) business days after receipt of Tenant's objections for review by Tenant in the same manner as with regard to the prior submission. Base Building Improvements is defined in Section 1.1 of Exhibit “E”.
Examples of Base Building Improvements in a sentence
Landlord and Tenant shall each use good faith efforts to reasonably resolve any issues or conflicts that may arise during the course of constructing the Tenant Improvements and the Base Building Improvements.
The procedure set forth in this paragraph will be repeated as set forth above until Landlord has approved the Tenant Requested Base Building Improvements.
Landlord may without the written consent of the Tenant change the Base Building Plans and Specifications as may be required by any governmental agency or as necessary to comply with any governmental requirements or to address structural or unanticipated field conditions or which, in the reasonable discretion of Landlord, will not have a material effect on Tenant's use of the Premises or a material effect on the aesthetic appearance or impression relating to the Base Building Improvements.

More Definitions of Base Building Improvements
Base Building Improvements means a three (3) story building, containing approximately 60,000 square feet, all exterior surfaces, utilities, landscaping and paved parking, all in substantial compliance with those items listed on the 951 Gateway Preliminary Specifications as “Base Building” and located substantially in accordance with the Site Plan; provided, however, that the term “Base Building Improvements” shall not include any Tenant Requested Base Building Improvements.

Base Building Improvements means a two (2) story building, containing approximately 50,160 square feet, all exterior surfaces, utilities, landscaping and paved parking, all in substantial compliance with those items listed on the 630 Gateway Preliminary Specifications as "Base Building" and located substantially in accordance with the Site Plan.
Base Building Improvements means the improvements which are to be installed in the Building by Landlord pursuant to the Work Letter.
