Building Shell Improvements definition

Building Shell Improvements means the Building improvements constructed or to be constructed by Landlord, at Landlord's sole cost and expense and without applying any of the Tenant Improvements Allowance. The Building Shell Improvements are more particularly described in Exhibit C attached hereto and incorporated herein by reference.
Building Shell Improvements is defined in Exhibit C-1 hereto.
Building Shell Improvements means improvements (other than the Interior Improvements) comprising the Building to be constructed as shown in the Building Shell Plans and the Building Shell Specifications, including, without limitation (a) roofing, fascia, exterior walls, doors and windows, and truck doors (both at grade and at dock level), (b) footings and concrete floors, (c) fire sprinkler system, (d) conduits and pipes for telephone, electricity, water, fire sprinklers and sewer brought to "stub out" termination points in or above a perimeter wall of the premises, (e) a main electrical termination panel for the Building, (f) paving and finish of parking areas, entrance areas and walkways, (g) landscaping in accordance with the Building Shell Specifications and Legal Requirements, (h) in the case of the Mezzanine, structural elements, consisting of framing, light-weight concrete floor and legally required stairways, and (i) site improvements located within the boundaries of the Property consisting of driveways, parking areas, gutters, sidewalks, storm drains and erosion control (construction period and permanent) as described in the Development Plan, Building Shell Specifications and Building Shell Plans and to comply with Legal Requirements; provided, however, the term does not include any Land Improvements to be provided by the Ocean Ranch Developer.

Examples of Building Shell Improvements in a sentence

  • The total purchase price ("Purchase Price") for the Property shall be Six Million Two Hundred and Eighty Thousand Four Hundred Ninety-Six and no/100 Dollars ($6,280,496.00), consisting of $4,541,949.50 for the Build-to-Suit Parcel, Site Work Improvements and Building Shell Improvements; $1,043,000 for the Interior Improvements and $695,546.50 for the Expansion Parcel.

  • Landlord shall be responsible, at its sole cost and expense, for any modifications to the Building Shell Improvements that may be required to address or correct any inaccuracy (if any) in the representation of Landlord in the immediately preceding sentence, and any such expenses incurred by Landlord to address or correct any such inaccuracy in the foregoing representation of Landlord shall not be passed through to Tenant in any manner, including as Operating Costs under this Lease.

  • By executing this Lease, and subject to any latent defects in the Building Shell Improvements and the foregoing obligation of Landlord to correct same, Tenant shall hereby be deemed to have (i) examined and approved the “as is” condition of the Premises and (ii) acknowledged that the Premises and the Building Shell Improvements are in satisfactory condition as of the Date of Execution.

  • During the Lease Term, the Base Building Shell Improvements shall be the property of Landlord, the Building Modifications and the Tenant Improvements and any other Tenant’s Alterations shall be the property of Tenant.

  • On or before July 21, 1997, the Seller shall have obtained a building permit for the Building Shell Improvements and on or before October 21, 1997, or such later date as may be agreed to by Buyer and Seller during Buyer's Review Period in connection with Buyer and Seller's approval of the construction schedule for the Improvements pursuant to the Work Letter Agreement, Seller have obtained a building permit for the Interior Improvements to be constructed pursuant to the Work Letter Agreement.

  • Hamann Construction, a licensed general contractor, will be the general contractor for construction of the Building Shell Improvements and Tenant Improvements.

  • Further, this Section 6.4 shall not apply to the restrooms and water fountains installed in the Premises by Landlord as part of the Building Shell Improvements prior to the installation of the Tenant Improvements in the Premises, as contemplated in Exhibit C-2.

  • Additionally, any activities by Tenant or Tenant’s agents, employees, licensees, contractors or subcontractors under this Section 5.5(c) that will involve venting, opening, sealing, waterproofing or altering any other structural portion of the Building, the Building slab or the Building Shell Improvements shall be performed by a contractor approved in writing in advance by Landlord (in Landlord’s sole discretion), at Tenant’s expense.

  • Tenant may request a change to any part of the Building Shell Improvements by providing written notice to Landlord in which Tenant specifies with particularity the requested changes.

  • Provided, however, upon receipt of notice thereof from Tenant or otherwise, Landlord shall be obligated to correct any latent defects in the Building Shell Improvements in accordance with the terms and provisions of Section 6.5 and Section 6.6 herein.


More Definitions of Building Shell Improvements

Building Shell Improvements means the building shell to be constructed in accordance with Landlord's Final Plans, including, but not limited to, the foundation system, exterior and demising walls, roof system, raised facade at the entrance to the Premises, columns and related structural components, truck dock and trash compacting area, bollards located in the Common Area for the Premises as shown on the Final Plans, heating, venting and air conditioning system with all main ducts to the Premises, sprinkler system and all utilities brought to a point inside the rear wall of the Premises and the items set forth on Schedule 1 attached to this Construction Agreement.
Building Shell Improvements means all items of construction and all improvements specified and listed on Attachment 1 to this Addendum 2 to the Lease, to be more particularly described in the Building Shell Plans provided for in Paragraph 2(b) below.
Building Shell Improvements means the following improvements to the Building Shell and Base Building Systems to be included in the Landlord’s Work: (a) construction of the first floor Building lobby improvements (with quality of finishes comparable to those at the Project and comparable projects in the neighborhood of the Project as of the date of this Lease), (b) construction of the first and second floor restroom renovations, (c) installation of one (1) freight and one (1) passenger elevator and (d) construction of a feature staircase (all of which shall be done in accordance with the Space Plans, except as provided in Section 2(a)(viii) below); provided, however, if Tenant requests finishes to the first floor Building lobby that are more expensive than those provided by Landlord as contemplated in clause (a) of this Section 2(a)(iii), Tenant shall be responsible for such excess costs which may at Tenant’s election be paid for out of the TI Fund.
Building Shell Improvements means the improvements comprising the Building to be constructed as shown in the Building Shell Plans and the Building Shell Specifications, including (a) roofing, fascia, exterior walls, doors and windows, and truck doors (both at grade and at dock level), (b) footings and concrete floors, (c) fire sprinkler system, (d) conduits and pipes for telephone, electricity, water, fire sprinklers and sewer brought to "stub out", termination points in or above a perimeter wall of the Premises, (e) a main electrical termination panel for the Building, (f) paving and finish of parking areas, entrance areas and walkways, (g) landscaping for the Industrial Center as reasonably determined by LESSOR, and (h) site improvements consisting of street, gutters, sidewalks, curbs, storm drains and erosion control (construction period and permanent) as required to comply with governmental requirements
Building Shell Improvements means the Building improvements constructed by Landlord, at Landlord’s sole cost and expense and without applying any of the Tenant Improvements Allowance as set forth in Exhibit C.

Related to Building Shell Improvements

  • Tenant Improvements Defined in Exhibit B, if any.

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Initial Improvements means any construction, modification, rehabilitation, reconstruction, or restoration of the Premises, or installation of Fixtures thereto, that the Lessee is required to make upon commencement of this Lease in accordance with Section 8.

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.
