Building Improvements definition

Building Improvements means, as the context may require, improvements as to any given Phase, and collectively, as to more than one or all Phases.
Building Improvements means (i) building improvements to SpinCo’s offices in Goleta, California, and (ii) the build-out of a new location in Bangalore, India for a Subsidiary of SpinCo, the Reimbursable Expenses with respect to which shall not exceed $1.3 million, in each case, as undertaken by Citrix, SpinCo and/or any of their respective Subsidiaries.”
Building Improvements means the buildings and appurtenant improvements (other than Site Work) that will comprise the Project.

  • Prior to the Substantial Completion Date, the Developer and the Design Builder shall inspect the Building Improvements and shall prepare and sign an inspection form describing the condition of the Building Improvements and a list (the “Construction Punch List”) of all items of work to be corrected or yet to be completed (the “Construction Punch List Work”).

  • During the Predevelopment Phase, the Developer shall retain a licensed and qualified surveying firm to perform a survey of the Premises in accordance with the American Land Title Association specifications, including, without limitation, Premises boundary lines, location of the proposed Building Improvements, location of ancillary improvements on parcels abutting the Premises, identification of all existing easements affecting the Premises.


More Definitions of Building Improvements

Building Improvements means a 2 story building (the "Building") located on the Property containing approximately 103,825 square feet, together with all building shell improvements and all related nonstructural improvements and utilities to be located on the Property, to be as more particularly shown and described in the Building Improvements Final Plans and Specifications (defined below) to be prepared by Landlord as hereinafter provided. Building Improvements shall not include the "Tenant Improvements" referred to in Section 1(d) below.

If an outside contractor is chosen, Lessee shall be subject to the following requirements: Lessee must meet with Lessor to review the selected contractor's bid in order to ascertain that all construction modifications meet code requirements, prior to commencement of construction; Provide Lessor with contractor's license and bond status; Comply with the attached Tenant Specification Guidelines; Provide Lessor with the buildout plans and subsequent permits for same prior to construction; and Provide Lessor with the Building Department final sign off and Certificate of Occupancy. Lessor will post Notice of Non-Responsibility during said modification period.
Building Improvements means: (i) the Building, (ii) on-site landscaping, and all other on-site improvements as more particularly set forth on the Conceptual Development Plans, and (iii) all necessary off-site improvements, including, but not limited to, utilities, curbs, gutters, and sidewalks, as expressly required by the Applicable Land Use Approvals, all as more particularly set forth in the Scope of Development attached as Exhibit F.
Building Improvements means those improvements described in Exhibit 4 attached hereto and incorporated herein. Except as provided for in this Agreement, Tenant may not construct, locate, install, place or erect any other improvements upon the Demised Premises without the prior written consent of Landlord. Building Improvements specifically excludes, without limitation, the following: (a) underslab plumbing; (b) finish carpentry: (c) interior doors, windows and hardware: (d) interior finishes: (e) drywall partitions: (f) acoustic ceiling: (g) floor and window coverings: (h) casework: (i) dock equipment (j) plumbing: (k) electrical wiring and distribution: (l) heating, ventilation and air conditioning: (m) fire sprinkler finish: (n) security systems: (o) phone and data lines: and (p) insulation: (q) in-rack fire sprinklers: (r) slab treatment.
