Building Operations. Building Operations. Building Operations. Tenant is encouraged to optimize energy efficiency opportunities and use best efforts to help meet building-wide energy use reduction goals and minimize unnecessary use of electricity, natural gas, water, heating, and air conditioning.
Building Operations. 11.1 The Purchaser and/or his successors in title shall, within a period of 48 (forty eight) months after the date of the first registration of transfer of the Property from the Seller to the Purchaser (or such later date as the Association may direct in writing), commence building operations in respect of a dwelling on the Property, provided that the plans and specifications thereof shall have been approved in terms of clause 10 above.
11.2 Any building operations which commence within the above mentioned 48 (forty eight) month period, or on any later date subject to clause 11.4, must be completed within 12 (twelve) months calculated from the date of commencement (“the construction period”). For the avoidance of doubt, the Purchaser acknowledges that the dwelling on the property has to be completed at expiry of the construction period.
11.3 For purposes of interpretation of this clause 11, “commencement” means the date upon which the digging of the foundations of the dwelling to be constructed commences and “completed” means that the Local Authority has issued an occupation certificate in respect of the dwelling on the property.

The erection (including excavating), demolition, alteration or repair of any building in a residential or business district, other than between the hours of 7:00 a.m. and 8:00 p.m. on weekdays, except in the case of urgent necessity in the interest of public safety and then only with a special permit from the building inspector, which permit may be renewed for a period of three days or less while the emergency continues.

As a condition to entry, Landlord shall comply with all procedures established by Tenant to maintain the germ-free and sanitary condition of any secured areas and Landlord’s representatives entering the Premises shall sign the confidentiality agreement that Tenant requires of visitors to the Premises. In addition, Tenant shall have the right and option to cause a Tenant-authorized representative to be present during any such entry by Landlord, its agents, employees and representatives.
