General Design Criteria. Throughout the duration of this Agreement, the DESIGN-BUILD TEAM shall endeavor to obtain the most feasible design with appropriate weight and consideration given to safety, reasonable speeds, and construction costs. The hereinabove referred to design criteria are tentative and may be changed for any part or over any portion of the work at the discretion of the STATE.
General Design Criteria. Internal distribution of the domestic water system shall provide a minimum of 15 psi at each plumbing fixture, with water velocities not exceeding eight (8) feet per second for quiet operation. • Provide insulation on internal distribution of domestic water piping and hot water heaters. • Internal domestic water service shall be provided from a developer/developer supplied meter area. • Hot water heaters shall provide 100°F for general usage. Provide mixing valves, tempering valves. All plumbing fixtures shall be as manufactured by American Standard, ▇▇▇▇▇, Kohler or approved equal. • Provide drain pan and overflow pipe to nearest open site drain or waste stack from hot water heaters serving toilet rooms, miscellaneous sinks, and kitchen equipment. • Drain pan and overflows shall be used for all non-floor mounted heaters. • Faucets shall be electronically controlled. Provide metering low flow faucets. • Tenant Improvement lighting systems shall be provided based on the following guidelines: • Bathrooms shall have lighting consisting of LED or fluorescent down (or up/down) lights, recessed wall wash fixtures or wall sconces; • Secondary corridors shall have fluorescent down or up/down lights; Developer is not supplying improvements of any type, this has been assumed to be the TI improvement supplied by the Tenant • Mechanical Rooms & Storage Areas shall have industrial two (2) T5 lamps fluorescent fixtures with aluminum reflectors; • Public spaces shall have architectural type LED or fluorescent fixtures including pendant lights, down or up/down lights, wall washers and wall sconces; (TI cost except elevator) • All lighting will be controlled by a central EMS system with local timed by-pass switches and in accordance with applicable Energy Codes; • Selected fixtures, exit lights and exit signage shall be wired to 24 hour lighting circuits for emergency, security, and night lighting. (TI cost except at elevator)
General Design Criteria. 1. Bikeways shall be designed in accordance with the current standards and guidelines of the Oregon (ODOT) Bicycle and Pedestrian Plan, the American Association of State Highway Transportation Officials (AASHTO) Guide for Development of New Bicycle Facilities, and the Deschutes County Bicycle Master Plan. See DCC 17.48
General Design Criteria. 2.8.1 County and/or District shall notify LACMTA of any revisions or additions to the County Standards, promptly after their formal issuance or adoption. The Design of each Rearrangement, whether furnished by County, District or by LACMTA (or by their consultants or contractors), shall conform to the County Standards identified in Section 1.3.12, together with any revisions or additions thereto which are required to be incorporated into the Design product pursuant to the following provision:
(a) With respect to Rearrangements as to which the Project is being procured on a Design/Build basis, the Design product shall incorporate any revisions or additions to the County Standards of which County and/or District has notified LACMTA on or before the earlier of (i) thirty (30) days after their formal issuance or adoption, and (ii) the applicable Comment Due Date. County and District agree that they shall not adopt any new County Standards, or otherwise amend or supplement any existing County Standards, for the sole or primary purpose of affecting the Project, unless necessary to protect the public health, safety or welfare.

General Design Criteria. Rearrangement of STATE Conflicting Facilities shall conform to then applicable STATE mandatory standards, procedures and practices in effect as of the STATE Comment Due Date for design engineering or construction of the Rearrangement or Replacement Facility to the maximum extent feasible, taking into account costs, traffic and safety benefits, right-of-way, environmental and PROJECT schedule impacts, etc. However, should special situations arise in which engineering, economic, environmental, or other PROJECT constraints make it impossible or extremely impractical to provide the minimum elements established by STATE’s mandatory standards, STATE and AUTHORITY shall consider the use of substitute or non-standard features when such use best addresses a given situation and the interests of the public. Any exceptions to applicable STATE design standards must be approved or rejected by STATE via the processes outlined in STATE Highway Design Manual and appropriate memorandums and design bulletins published by STATE.
a) Any changes in STATE design standards, as may be required by STATE as noted above, shall be incorporated into the Design Engineering for all Rearrangements in accordance with those STATE policies in effect on the date of implementing revisions to those design or construction standards when applied to similar STATE projects under construction elsewhere.
b) STATE shall interpret advisory STATE Standards in such a manner as to impose the minimum requirements necessary to achieve PROJECT goals. Any PROJECT development or execution issue affecting Rearrangements which are not addressed by applicable STATE Standards shall be resolved in such a manner as to impose the minimum requirements necessary to ensure that a Replacement Facility meets then current STATE Standards and is functionally equivalent to the Conflicting Facility.

Loading Dock: LSTE-W includes a small loading and service area on the west side of the building. This area will accommodate on-grade deliveries only. LSTE-W will have access to the shared central loading dock located east of LSTE-E via the basement level tunnel.

General Design Criteria. A. The Fuel Cell System design shall be of stationary power plant utilizing the Molten Carbonate Type, Phosphoric Acid Type or other proven technology.
B. Contractor shall provide automatic switchover of fuel from DG to NG and vice versa as and when there is a problem with the quality or availability of DG. Each such switchover shall be automatically logged for future reference. This log should be accessible to plant SCADA system and should be capable of showing the exact reason for switchover, quantity of natural gas consumption between consecutive switchovers.
C. Both the DG and NG flow metering shall comply with PG & E utility grade standards. Fuel Cell System shall have both local and remote emergency gas shut-off control. All mounting hardware and ductworks shall be stainless steel.
D. The Fuel Cell System will be outdoors and shall be exposed to corrosive environment of wastewater treatment plant. All the components should be rated for an outdoor and generally corrosive environment. PPA provider should use material customarily suited for the plant environment.
E. The Fuel Cell System shall be fed digester gas. The Fuel Cell System shall include fuel conditioning and cleaning system.
F. The Fuel Cell System shall have an electrical efficiency of greater than 40 % at rated electrical output
G. Noise level shall be a maximum of 72 dB at 10 feet
H. The Fuel Cell System shall have the maximum emissions: (Nitrogen Oxides) NOx – 0.02 lb/MWh (Sulfur Oxides) SOx – 0.001 lb/MWh (Carbon Monoxide) CO – 0.05 lb/MWh Contractor to supply guaranteed limit on each emission I. All wires and cables shall be labeled at their termination.
General Design Criteria. 1. Landlord will specify a standard type sign treatment of the existing sign facia located 10’-0 above the window and/or door line of the store front.
2. No store front or any part thereof shall project beyond the exterior perimeter of the premises, with the exception of signs approved by the landlord.
3. Maximum ceiling height from the top of the concrete floor slab to the finished ceiling shall be ten (10) feet.
4. Signs on the premises shall be in accordance with Landlord’s “sign standards,” which shall contain, among other things, the following:
(a) location of signs
(b) size of signs
(c) a prohibition against all box-type, open-face, non-lighted, incandescent, moving or blinking signs.
(d) shop drawings of all signs to be used must be submitted to the landlord fob approval or revision before fabrication
(e) all signs shall bear a UL label
