Lease Amount. The Advertiser agrees to pay to the Association the sum of $ at the signing of this Agreement and the same sum on or before March 1 of each successive year during the Lease Term.

The facility is provided to the RCESD (Lessee) in a safe, clean, and suitable condition. The Lessor shall be permitted to enter the building during reasonable hours for the purpose of performing routine annual building inspections in accordance with the HUD Quality Standards Policy requirements. The Lessor reserves the right to have a master entry key for each building and will not give notice to enter the building if there is reasonable cause to believe an emergency exists and the RCESD (Lessee) personnel is absent. Any damage occurring to the facility as a result of the RCESD (Lessee) will be at their expense. The facility shall not be altered, nor permanently changed in any way without written notice/and approval of changes from the Pecos Housing Authority (Lessor) Executive Director or Board Chairman. All utilities of the facilities, electricity, gas, and water, including, and security lights shall be paid by the Pecos Housing Authority (Lessor) during occupancy. A facility’s security system may be installed and will be operated and paid by the RCESD (Lessee) and response to related calls shall be their responsibility as well as the Pecos Housing Authority. Reports of vandalism to the building shall be reported to the Pecos Housing Authority (Lessor) immediately. Regular maintenance of the facility’s structural and mechanical systems (heating, lighting, plumbing and electrical) will be provided by the Pecos Housing Authority (Lessor). The Pecos Housing Authority (Lessor) reserves the right to have access to the property at all times and to advise the RCESD (Lessee) in matters of operation of the facility.
