Tenant shall keep the Premises and furnishings and personal property in a clean and sanitary condition and in as good order and repair as they were at the commencement of this Lease, ordinary wear and tear excepted. Tenant shall dispose of all garbage in designated disposal facilities. Tenant will pay for all damage to the Premises and repairs required due to the misuse or negligence of Tenant or Tenant’s guests. Landlord will maintain the Premises and common areas in a habitable condition. Landlord and Tenant each agree to maintain and repair the Premises in compliance with all laws, ordinances and regulations applicable to them. Tenant agrees to promptly give notice to Landlord of any required repairs or unsafe conditions and Landlord will be afforded a reasonable period of time to complete the same.
MAINTENANCE AND CONDITION. Tenant shall not permit trash, garbage, refuse and waste to accumulate upon the Premises, nor so as to make the exterior thereof unsightly, but all trash, garbage, refuse and waste shall be removed therefrom at the Tenant’s expense, and the Tenant will comply with all local, county, state and federal regulations in connection therewith. The Tenant further agrees that if the above-mentioned trash, garbage, refuse and waste are not removed, the Landlord, after a reasonable length of time, may have the same removed and charge the expense thus incurred to the Tenant as additional rent. The Tenant agrees that the Tenant has taken the Premises in its present condition (after occupancy permit has been issued for the proposed improvements on Exhibit B) and agrees to do all things necessary at Tenant’s own expense to maintain the interior space of said Premises at all times, and to keep the Premises attractive, and all windows and window display areas, clean and neat.

(a) Landlord shall maintain and repair the following: roof, foundation, structural elements, common areas, building electrical/mechanical systems (including sprinkler system), parking areas, lawn care, and exterior lighting/electrical components of the Building (See Paragraph 3—Additional Rent). However, if Tenant shall be the cause of any damage or repairs to the Building or Premises, through its negligence or willful misconduct, and for which the Landlord is responsible, Tenant shall, at sole cost and expense, pay for any such damage or repairs. Tenant shall maintain and repair the following: the interior of the Premises, including but not limited to the Tenant's carpet, phone system, electrical system, HVAC systems and furniture/fixtures/equipment. Tenant shall dispose of its trash and garbage in the common area of the Building, designated by the Landlord.

Landlord and Tenant each agree to maintain and repair the Premises in compliance with all laws, ordinances and regulations applicable to them. ✤ ▇▇▇▇▇▇ agrees to immediately give notice to Landlord of any damage beyond reasonable wear and tear caused by ▇▇▇▇▇▇, ▇▇▇▇▇▇’s family, licensees, invitees or guests. ✤ PETS. Tenant must have Landlord’s approval to keep a pet. Upon Tenant’s application and ▇▇▇▇▇▇▇▇’s approval, Tenant shall pay a $250.00 non-refundable pet fee and a $25.00 per month pet fee.
MAINTENANCE AND CONDITION. During the term of this Agreement, the City shall perform all routine and major maintenance at the Tennis Courts. The District shall, at its sole cost and expense, perform daily cleanup of the Tennis Courts after each use. Such clean up shall include picking up and throwing away trash and cleaning any spills. The District shall not leave any District equipment at the Tennis Courts outside its hours of use. Any damage caused by the District’s use beyond normal wear and tear shall be repaired at the District’s expense. During inclement weather, the City staff will assess the playability of the Tennis Courts to determine if use should occur. The Arts and Recreation Department, Department of Public Works or other designated representative shall have the authority to close any/all Tennis Courts. The District is responsible for confirming Tennis Court closure by contacting the ▇▇▇▇▇ Park Pro Shop Directly at (▇▇▇)▇▇▇-▇▇▇▇. City staff will not contact District. City may close any/all Tennis Courts without notice, in case of emergency, to preserve life or property. Cancellation dates due to inclement weather or emergency should be tracked by the District and submitted to ▇▇▇▇▇▇ ▇▇▇▇ at the City of Mill Valley Arts and Recreation Department as either a refund or rescheduling request within 14-days of the occurrence.

(b) Plumbing, air conditioning/heating, electrical, running water, hot water, locks and keys, smoke detection devices and appliances provided as part of the lease.
(c) Lawn maintenance and pest control.
(d) Windows, screens, interior and exterior doors, floors, steps and porches.
