Trade Fixtures, Personal Property and Improvements. Subject to Tenant's rights under Article 7.04, after the expiration or other termination of the Term, all of Tenant's trade fixtures, personal property and improvements remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefor, and Tenant shall pay to Landlord on written demand all costs incurred by Landlord in connection therewith.
Trade Fixtures, Personal Property and Improvements. After the expiration or other termination of the Term, all of Tenant’s trade fixtures, personal property and improvements remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefore, and Tenant shall pay to Landlord on written demand all reasonable, out-of-pocket costs incurred by Landlord in connection therewith.

Trade Fixtures, Personal Property and Improvements. ‌ (a) At Tenant’s sole expense and except as otherwise directed in writing by Landlord, Tenant will remove its trade fixtures and personal property installed in the Premises upon the expiration of the Term or other termination of this Lease in which case Tenant will promptly repair, at Tenant’s sole expense, any damage to the Premises or the Park resulting from such installation or removal. All plumbing in the Premises is to be capped off and electrical cabling and wires will be removed to the junction box. After the expiration of the Term or other termination of this Lease, all of Tenant’s trade fixtures and personal property remaining in the Premises will be deemed conclusively to have been abandoned by Tenant and may be appropriated, sold, destroyed or otherwise disposed of by Landlord without notice or obligation to compensate Tenant or to account therefor, and Tenant will pay to Landlord on written demand all costs incurred by Landlord in connection therewith upon Landlord’s request. Should Tenant fail to carry out any removal requested by Landlord under this Section 12.02(a) or under Section 12.02(b) or any repair of the Premises or the Park required thereby then Landlord, at its sole option, and without prejudice to other rights or remedies of Landlord, may claim compensation from Tenant for Landlord’s costs of such removal and of repairing the Premises or the Park as aforesaid.‌ (b) Subject as hereinafter provided, immediately prior to the expiration of the Term, or immediately following the termination thereof, Tenant shall remove all Improvements designated for removal by Landlord prior to the expiration of the Term or immediately following the termination thereof and any signs and branding and repair any damage to the Park or the Premises occasioned by such installation or removal. Landlord may also, by notice given prior to the expiration of the Term, or immediately following the termination thereof, elect to remove some or all of the Improvements and repair the Park or the Premises, as aforesaid, and Tenant shall pay Landlord’s cost on account thereof plus an administration fee of fifteen percent (15%) of the cost.‌
Trade Fixtures, Personal Property and Improvements. Subject to Tenant’s rights under Article 7.05, after the expiration or other termination of the Term all of Tenant’s trade fixtures and personal property remaining in the Premises shall be deemed conclusively to have been abandoned by Tenant. The obligations of Tenant under this Article 12.02 shall survive the expiration or other termination of the Term.

Trade Fixtures, Personal Property and Improvements. At the end of the Term or other sooner termination of this Lease, all of Tenant's Property and any Improvements (which Landlord has advised Tenant must be removed pursuant to Section 8.4(a) and Section 17.1 hereof) shall be deemed conclusively to have been abandoned by Tenant and may be withheld or disposed of by Landlord without notice or obligation to compensate Tenant or to account for such property and Improvements. Tenant shall promptly reimburse Landlord for all reasonable costs and expenses of removal, disposal or sale of such Tenant's Property and such Improvements (including, without limitation, any installed in violation of the terms of this Lease), which obligation shall survive the end of the Term.

  • Trade Fixtures Throughout the Lease Term, Tenant may provide and install, and shall maintain in good condition, any Trade Fixtures required in the conduct of its business in the Premises. All Trade Fixtures shall remain Tenant’s property.

  • Utility Installations Trade Fixtures Alterations 8.3.1 The term “Utility Installations” refers to all floor and window coverings, air and/or vacuum lines, power panels, electrical distribution, security and fire protection systems, communication cabling, lighting fixtures, HVAC equipment, plumbing, and fencing in or on the Premises. The term “Trade Fixtures” shall mean Lessee’s machinery and equipment that can be removed without doing material damage to the Premises. The term “Alterations” shall mean any modification of the improvements, other than Utility Installations or Trade Fixtures, whether by addition or deletion. “Lessee Owned Alterations and/or Utility Installations” are defined as Alterations and/or Utility Installations made by Lessee that are not yet owned by Lessor pursuant to Section 8.4.1.

  • Lessee’s Personal Property Lessee will acquire and maintain throughout the Term such Inventory as is required to operate the Leased Property in the manner contemplated by this Lease. Lessee may (and shall as provided hereinbelow), at its expense, install, affix or assemble or place on any parcels of the Land or in any of the Leased Improvements, any items of personal property (including Inventory) owned by Lessee. Lessee, at the commencement of the Term, and from time to time thereafter, shall provide Lessor with an accurate list of all such items of Lessee’s personal property (collectively, the “Lessee’s Personal Property”). Lessee may, subject to the first sentence of this Section 6.2 and the conditions set forth below, remove any of Lessee’s Personal Property set forth on such list at any time during the Term or upon the expiration or any prior termination of the Term. All of Lessee’s Personal Property, other than Inventory, not removed by Lessee within ten (10) days following the expiration or earlier termination of the Term shall be considered abandoned by Lessee and may be appropriated, sold, destroyed or otherwise disposed of by Lessor without first giving Notice thereof to Lessee, without any payment to Lessee and without any obligation to account therefor. Lessee will, at its expense, restore the Leased Property to the condition required by Subsection 2.3(g), including repair of all damage to the Leased Property caused by the removal of Lessee’s Personal Property, whether effected by Lessee or Lessor. Upon the expiration or earlier termination of the Term, Lessor or its designee shall have the option to purchase all Inventory on hand at the Leased Property at the time of such expiration or termination for a sale price equal to the fair market value of such Inventory. Lessee may make such financing arrangements, title retention agreements, leases or other agreements with respect to Lessee’s Personal Property as it sees fit provided that Lessee first advises Lessor of any such arrangement and such arrangement expressly provides that in the event of Lessee’s default thereunder, Lessor (or its designee) may assume Lessee’s obligations and rights under such arrangement.
