Use of the Room Clause Samples
The 'Use of the Room' clause defines the permitted purposes and activities for which a tenant or user may occupy a specific room or space. Use of the Room. Upon the Commencement Date, HRE grants to the Student the right to use and occupy the Room assigned to the Student and the adjoining bath area (if applicable). The Student may also use the halls, corridors, living area, shared bathroom and other common areas within the building their Room is located. The Student accepts the Room “AS IS” and acknowledges that the Room and its furnishings are in good condition and repair. The Move-In Guide provides additional information and policies regarding the use of space.
Use of the Room a) To use the Room solely as a private dwelling for the purposes of study, sleep and quiet recreation in accordance with the College's primary purpose of education, learning and research and not to be occupied by more than one person save as permitted by paragraph 6.1.2(b) below. The Student shall occupy the Room in such a way that no disturbance or inconvenience is caused to any neighbouring tenants or occupiers of neighbouring properties.
b) The Student is permitted to allow occasional overnight guests to stay in the Room PROVIDED THAT the Student is permitted no more than one guest at any time and for no more than three nights in any week and each guest must be registered prior to his or her stay at the Porters’ Lodge. For the avoidance of doubt, a breach of this paragraph entitles the College to terminate this Agreement in accordance with clause 9.
c) The Student shall not permit any guests of the Student to have access to the Room in the absence of the Student.
d) The Student is prohibited from allowing the Room to be used for visitors using such schemes as Couchsurfing, Trustroots, BeWelcome, Warmshowers, Air bnb or similar.
e) The Student shall keep the Room (and any common areas (if applicable) within the building of which the Room forms part ("the Common Areas")) and its contents in a clean and tidy condition at all times and to take reasonable tenant- like care of the Room and the Common Areas. The Student shall make sure that any kitchen in the Common Areas is kept clean and tidy, and that the Student does his or her own washing up and puts away all cooking equipment and crockery following use.
f) The Student shall clean and tidy all areas of the Room and the Common Areas (particularly the bathrooms and kitchens) that are not the responsibility of the College under the House Keeping Service Level Agreement in the Accommodation Handbook. The College reserves the right to charge the Student for damage and losses other than caused by fair wear and tear; in particular where damage is caused to decoration or the fabric of the Room or the Common Areas by attaching items to walls and ceilings using drawing pins, nails, stickers, hooks, blue tack and tape etc. In addition, the Student will not stop up the windows, nor display notices, banners, flags, or adverts in the window, on external doors, or in the Common Parts without the consent in writing of the College.
g) If at any time the Room or the Common Areas are found to be in such an unclean condition...
Use of the Room. Upon the Commencement Date, HRL grants to the Student the right to use and occupy the Room assigned to the Student. Student may also use the common areas (halls, corridors, living area, etc.) within the building their Room is located. Student accepts the Room “AS IS” and acknowledges that the Room and its furnishings are in good condition and repair, except as otherwise specified on the Acceptance of Agreement form which must be completed at both the Commencement Date and Expiration Date.
Use of the Room. You may only use the Room as a temporary residence for your personal use and unless specifically authorised by UCD not to share possession of the Room or any part thereof with any person or to permit the Room to be occupied by any person other than those authorised during the Period of Residence. You must not carry on any business in the Room nor do or allow to be done any act or thing which is likely to be or become a nuisance danger or annoyance to UCD or adjoining occupiers. You must maintain the status of a registered student with UCD for the whole of the Period of Residence. You are responsible for the behavior of any visitor (including any family member) and You must ensure they comply with the terms of this Agreement and UCD Residences Guest Policy (which is posted on ▇▇▇.▇▇▇.▇▇/▇▇▇▇▇▇▇▇▇▇). If they do not You will be held liable. You are not permitted to have guests staying overnight unless You have received approval under UCD Residences Guest Policy and You must ensure that your Guest complies with the terms and conditions of the Policy. UCD may remove or exclude any visitors (including family members) from the Room. You must check out of the Room at the end of the Period of Residence or earlier termination of this Agreement (where relevant) and return the keys (where applicable) to Residence Management. If You fail to do so you will be liable to pay a fee to UCD.
Use of the Room. 6.2.1 You may only use the Room as a temporary residence for your personal use and unless specifically authorised by the Licensor, not to share possession of the Room or any part thereof with any person or to permit the Room to be occupied by any person other than those authorised during the Period of Residence.
6.2.2 You must maintain the status of a registered student with the Licensor for the whole of the Period of Residence.
6.2.3 You are responsible for the behaviour of any visitor (including any family member) and You must ensure they comply with the terms of this Agreement and the Anti Social Behaviour Policy. If they do not You will be held liable. You are permitted to have guests staying over for a maximum of 3 consecutive nights. You must ensure that your Guest complies with the terms and conditions of the Policy and must be present with any guests at all times.
6.2.4 You must check out of the Room at the end of the Period of Residence or earlier termination of this Agreement (where relevant) and return the keys (where applicable) to Residence Management. If You fail to do so you will be liable to pay a fee to the Licensor.
6.2.5 You must remove all possessions (including any furniture) and all rubbish from the Room / Residence at the end of the Period of Residence. If any such possessions are left at the Room / Residence after this date, You will be responsible for meeting all reasonable removal and storage charges.
6.2.6 The Residence Management will remove and store possessions for two weeks (other than perishable items which will be disposed of immediately) and will take reasonable steps to notify You. If the items are not collected within one month, the Residence Management may dispose of the items and You will be liable for the reasonable costs of disposal. The costs of removal, storage and disposal may be deducted from any sale proceeds.
6.2.7 During your Period of Residence, You will have basic contents insurance cover provided. It is your responsibility to check what this includes and take additional cover if needed

You are not permitted to have guests staying overnight unless You have received approval under UCD Residences Guest Policy and You must ensure that your Guest complies with the terms and conditions of the Policy. The Occupier may only use the Room as a temporary residence for the Occupiers personal use and unless specifically authorised by the Licensor is not to share possession of the Room or any part thereof with any person or to permit the Room to be occupied by any person other than those authorised during the Period of Residence. The Occupier must not carry on any business in the Room nor do or allow to be done any act or thing which is likely to be or become a nuisance danger or annoyance to the Licensor or adjoining occupiers. The Occupier must maintain the status of a registered Student for the whole of the Period of Residence. The Occupier must comply with the terms of the Resident’s Handbook. The Occupier is responsible for the behaviour of any visitor (including any family member) and the Occupier must ensure they comply with the terms of this Licence Agreement and the Resident’s Handbook. If they do not the Occupier will be held liable. The Occupier is not permitted to have guests staying overnight unless the Occupier has received approval from the Management Team and the Occupier must ensure that the Occupiers guest complies with the Resident’s Handbook and Nido Regulations. The Licensor may remove or exclude any visitors (including family members) from the Room. The Occupier must check out of the Room by 10am on the last day of the Period of Residence or earlier termination of this Licence Agreement (where relevant) and return the keys (where applicable) to the Management Team. If the Occupier fail to do so the Occupier will be liable to pay a fee to the Licensor. The Occupier shall be responsible for obtaining and paying for any television licence required for any television and shall be responsible jointly and severally with other occupiers of the Residence for any television in the Residence. The Occupier must notify the Management Team in advance if the Occupier is likely to be absent from the Room for more than 48 hours (such notification being important for health & safety reasons).

6.2.4 The Licensor may remove or exclude any visitors (including family members) from the Room.
6.2.5 You must check out of the Room at the end of the Period of Residence or earlier termination of this Agreement (where relevant) and return the keys (where applicable) to Residence Management. If You fail to do so you will be liable to pay a fee to the Licensor.
Use of the Room. The RESIDENT will not use, allow or cause the room to be used for any illegal purpose or cause, or allow a nuisance. The RESIDENT must not cause or permit an interference with the reasonable peace, comfort or privacy of other residents of the Rooming House.
Use of the Room. 7.1 The Resident shall use the Room solely for a residence for educational purposes, whilst registered as a bona fide Student at a recognized Educational Institution.
7.2 The Resident shall have joint use with other Residents of the Communal Areas in the Building and on the Premises and undertakes to use all facilities with care and due regard to other Residents.
7.3 The Residents shall be jointly and severally liable with other occupants for any damage caused to any Communal Area or the Premises, unless the Landlord in its sole discretion is satisfied that the damage was caused by an identifiable Resident or a group of Residents in which event those Residents shall be jointly and severally liable.
