Conceptual Drawings. On or before thirty (30) days after the Effective Date, Developer shall prepare and submit to the City for approval basic concept and design drawings and related documents containing the overall plan for redevelopment of the Site and construction of the Project, which shall be a logical extension of and consistent with the general description set forth on Exhibit B and the Plan of Development (the “Conceptual Drawings”). The Conceptual Drawings shall specifically identify and include in general terms all public improvements to be completed by Developer in connection with the Project, including but not limited to: (i) utility and infrastructure improvements in the public right-of-way, including street and alley improvements;
Conceptual Drawings. On or before thirty (30) days after the Effective Date, Developer shall prepare and submit to the City for approval basic concept and design drawings and related documents containing the overall plan for redevelopment of the Property and construction of the Project, which shall be a logical extension of and consistent with the general description set forth on Exhibits B, C and D (the “Conceptual Drawings”). The Developer shall also submit the Conceptual Drawings to the DDA Executive Director. The DDA shall have the right to review and comment on the proposed Conceptual Drawings, provided that the City shall have the sole right to approve or disapprove the Conceptual Drawings. The Conceptual Drawings shall specifically identify and include in general terms all Eligible Improvements to be completed by Developer in connection with the Project, as further set forth on Exhibits B and C hereto.‌ Developer shall conduct at least one (1) public outreach meeting (in addition to any meetings or notices that may be required under the Loveland City Code in connection with the City’s land use and development review process) to make the Conceptual Drawings available for public review and input by the citizens of Loveland. Developer shall make a reasonable record of such input and commentary as may be received and shall consider such input in further design and development activities. The City shall have ten (10) days after receipt of the Conceptual Drawings to review and approve or disapprove by written notice to the Developer building elevations of all portions of the Buildings visible from the public right-of-way, and which Drawings the Parties acknowledge are intended to be consistent with the description of the Project set forth on Exhibits B, C and D. Failure of the City to give such written notice of approval or disapproval within the required period shall be deemed an approval of the Conceptual Drawings for purposes of this Agreement. The Developer acknowledges and agrees that the City has the right to require additional design elements that exceed current standards, provided that any such additional design elements requested by the City shall be subject to review and approval by the Developer and the City for feasibility and cost.
Conceptual Drawings. Provide two (2) copies and a PDF version of the conceptual drawings. The conceptual drawings shall contain the following sheets: • Cover Sheet – Note the index of Sheets indicating the anticipated drawing sheets shall be provided. • Survey Control Sheet – The Survey Control sheet shall include control points with Northing, Easting, Elevation, and Description with Station and Offset to the closest alignment. Horizontal alignments including beginning and end stations, and deflections and curve data. Combined ground to grid scale factor and Basis of Bearings. • Anticipated traffic control phasing and erosion control measures. • Property Layout and Land Ownership. • Plan and Profile Sheets - Show existing and proposed utility mains and existing services, storm sewers, driveway locations, fittings, and proposed surfacing and drainage items. The utilities should be shown in profile as well. Design Criteria elements like profile grades, should be included. • Anticipated Rapid City Standard Details. • Special Details - Conceptual layouts for special/critical elements for example, pump facilities, etc. • Plan sheets shall be prepared utilizing the latest City of Rapid City Drafting Standards. Use current City-provided drawing templates.
Conceptual Drawings. Initial design ideas presented through mood boards and rough sketches to capture the overall aesthetic and functional layout. • Client Feedback Session: A follow-up virtual meeting to review the initial concepts and gather client feedback for refinement. • 3D Renderings: High-resolution 3D visualizations to help clients fully envision the proposed design.

Conceptual Drawings. (i) Within three (3) weeks after the execution date of the Lease (the “Plan Submission Date”), Tenant shall submit to Landlord two (2) sets of prints and one (1) set of reproducible prints of Tenant’s design plan for the Premises (scale: 1/8” = 1’ or 1/4” = 1', unless otherwise indicated) (the “Conceptual Drawings”) showing the intended design character and finishing of the Premises. The Conceptual Drawings shall comply with the design criteria of the Shopping Center and shall set forth the requirements of Tenant within the Premises. Such drawings shall include without limitation the following: (1) Layout of the space: Space allocations, the size and locations of all partitions, doors, furniture and permanent and movable equipment and fixtures; (2) Architectural design of the space: Floor plans and interior elevations including sign(s), sections and schematic fixturizing information and preliminary material selections and finishes, indicating materials, equipment and features to be installed on or placed within the Premises; (3) Schematic reflected ceiling design showing the location, type and size of all lighting fixtures, air diffusers, grilles, ceiling pattern or drywall, smoke detectors and fire sprinkler heads; (4) Preliminary color and material sample ideas; (5) Schematic mechanical system design, including basic equipment to be used in its position and capacity, duct distribution system and diffuser locations; (6) Schematic electrical system design: Floor and reflected ceiling plans showing electrical and telephone outlets, type of lighting fixtures, other electrical equipment contemplated and location of panel board(s), switchboard(s) and projected electrical loads;
Conceptual Drawings. PMB to provide all available existing conceptual drawings, if any.
Conceptual Drawings a. Provide a digital copy (.PDF version) of the conceptual drawings. Design Criteria elements like profile grades, “K” values, vertical and horizontal curve data should be included. ▪ Plan sheets shall be prepared utilizing the latest City of Rapid City Drafting Standards. Use current City-provided drawing templates. Drawing size shall be 11” x 17”. ▪ Topographic data to utilize City of Rapid City 2015 LiDAR data. ▪ Water and sewer services to be located and surveyed in the field with verification through Rapid City service cards.

  • Construction Drawings After approving the Additional Programming Information, Landlord shall cause the Architect and the Engineers to prepare and deliver to Tenant Construction Drawings that conform to the approved Space Plan and the approved Additional Programming Information. Such preparation and delivery shall occur within 15 business days after the later of Landlord’s approval of the Additional Programming Information or the mutual execution and delivery of this Agreement. Tenant shall approve or disapprove the Construction Drawings by notice to Landlord. If Tenant disapproves the Construction Drawings, Tenant’s notice of disapproval shall specify any revisions Tenant desires in the Construction Drawings. After receiving such notice of disapproval, Landlord shall cause the Architect and/or the Engineers to revise the Construction Drawings, taking into account the reasons for Tenant’s disapproval (provided, however, that Landlord shall not be required to cause the Architect or the Engineers to make any revision to the Construction Drawings that is inconsistent with the Landlord Requirements or that Landlord otherwise reasonably disapproves), and resubmit the Construction Drawings to Tenant for its approval. Such revision and resubmission shall occur within five (5) business days after the later of Landlord’s receipt of Tenant’s notice of disapproval or the mutual execution and delivery of this Agreement if such revision is not material, and within such longer period of time as may be reasonably necessary (but not more than 15 business days after the later of such receipt or such mutual execution and delivery) if such revision is material. Such procedure shall be repeated as necessary until Tenant has approved the Construction Drawings. The Construction Drawings approved by Landlord and Tenant are referred to in this Work Letter as the “Approved Construction Drawings”.

  • Working Drawings Not later than 15 business days following the approval of the TI Design Drawings by Landlord, Tenant shall cause the TI Architect to prepare and deliver to Landlord for review and comment construction plans, specifications and drawings for the Tenant Improvements (“TI Construction Drawings”), which TI Construction Drawings shall be prepared substantially in accordance with the TI Design Drawings. Tenant shall be solely responsible for ensuring that the TI Construction Drawings reflect Tenant’s requirements for the Tenant Improvements. Landlord shall deliver its written comments on the TI Construction Drawings to Tenant not later than 10 business days after Landlord’s receipt of the same; provided, however, that Landlord may not disapprove any matter that is consistent with the TI Design Drawings. Tenant and the TI Architect shall consider all such comments in good faith and shall, within 10 business days after receipt, notify Landlord how Tenant proposes to respond to such comments. Any disputes in connection with such comments shall be resolved in accordance with Section 2(d) hereof. Provided that the design reflected in the TI Construction Drawings is consistent with the TI Design Drawings, Landlord shall approve the TI Construction Drawings submitted by Tenant. Once approved by Landlord, subject to the provisions of Section 4 below, Tenant shall not materially modify the TI Construction Drawings except as may be reasonably required in connection with the issuance of the TI Permit (as defined in Section 3(a) below).

  • Approved Working Drawings The Final Working Drawings shall be approved by Landlord (the “Approved Working Drawings”) prior to the commencement of construction of the Premises by Tenant. After approval by Landlord of the Final Working Drawings, Tenant may submit the same to the appropriate municipal authorities for all applicable building permits. Tenant hereby agrees that neither Landlord nor Landlord’s consultants shall be responsible for obtaining any building permit or certificate of occupancy for the Premises and that obtaining the same shall be Tenant’s responsibility; provided, however, that Landlord shall cooperate with Tenant in executing permit applications and performing other ministerial acts reasonably necessary to enable Tenant to obtain any such permit or certificate of occupancy. No changes, modifications or alterations in the Approved Working Drawings may be made without the prior written consent of Landlord, which consent may not be unreasonably withheld.

  • Final Working Drawings After the Final Space Plan has been approved by Landlord, Tenant shall supply the Engineers with a complete listing of standard and non-standard equipment and specifications, including, without limitation, B.T.U. calculations, electrical requirements and special electrical receptacle requirements for the Premises, to enable the Engineers and the Architect to complete the “Final Working Drawings” (as that term is defined below) in the manner as set forth below. Upon the approval of the Final Space Plan by Landlord and Tenant, Tenant shall cause the Architect and the Engineers to complete the architectural and engineering drawings for the Premises, and Architect shall compile a fully coordinated set of architectural, structural, mechanical, electrical and plumbing working drawings in a form which is complete to allow subcontractors to bid on the work, to the extent applicable, and to obtain all applicable permits (collectively, the “Final Working Drawings”) and shall submit the same to Landlord for Landlord’s approval, which approval shall not be unreasonably withheld. Tenant shall supply Landlord with four (4) hard copies and one (1) electronic copy of such Final Working Drawings. Landlord shall advise Tenant within ten (10) business days after Landlord’s receipt of the Final Working Drawings for the Premises if the same are approved, or, if the Final Working Drawings are not reasonably satisfactory or are incomplete in any respect, disapproved, in which event Landlord shall include in its notice of disapproval a reasonably detailed explanation as to which items are not satisfactory or complete and the reason(s) therefor. If Tenant is so advised that the Final Working Drawings are not satisfactory or complete, Tenant shall promptly revise the Final Working Drawings in accordance with such review and any disapproval of Landlord in connection therewith, and Landlord shall approve or disapprove the resubmitted Final Working Drawings, based upon the criteria set forth in this Section 3.3, within five (5) business days after Landlord receives such resubmitted Final Working Drawings. Such procedure shall be repeated until the Final Working Drawings are approved; provided, however, that if Landlord fails to notify Tenant of Landlord’s approval or disapproval of any iteration of the Final Working Drawings within the initial ten (10) business day review period or any subsequent five (5) business day review period for approval or disapproval thereof, Tenant shall deliver Landlord an additional notice requesting approval and if Landlord thereafter fails to respond within five (5) business days of receipt of such additional notice, Landlord will be deemed to have approved such iteration of the Final Working Drawings.

  • Shop Drawings All drawings, prints, diagrams, illustrations, brochures, schedules, and other data that are prepared by Developer, a subcontractor, manufacturer, supplier, or distributor, that illustrate how specific portions of the Work shall be fabricated or installed.
