Core and Shell. The term “core and shell” shall include all base Building improvements at the Building or within the Premises (as the case may be), but specifically excludes any work related to tenant improvements constructed or to be constructed by or for Tenant or other tenants or installed within the Premises or within any other tenant’s premises.
Core and Shell. The term “CORE AND SHELL” shall mean and refer to the Base Building, including any elements thereof located within the Premises, and specifically excludes the Tenant Improvements, FF&E or any work related to tenant improvements constructed by or for Tenant or other tenants or installed within the Premises or within any other tenant’s premises (except to the extent included as part of the Base Building hereunder).
Core and Shell. Schedule 2, attached hereto and by reference made a part hereof, shall replace and supersede Schedule 1 of the Lease. Notwithstanding anything to the contrary in the Lease or Amendment, Schedule 2 shall define the Core and Shell ("Core and Shell") and the limits of Landlord's Work.
Core and Shell. The term “core and shell” shall include all structural components of the Building (i.e., whether located within the Demised Premises or otherwise), the roof of the Building, all base building electrical, plumbing, heating, ventilating and air conditioning systems (other than those utility systems the maintenance and repair of which are the responsibility of Tenant as set forth in this Lease), and all Common Areas of the Building, but specifically excludes the Tenant’s Work, any other Alterations and any other work related to tenant improvements constructed or to be constructed by or for Tenant or other tenants or installed within the Demised Premises or within any other tenant’s premises.

Core and Shell. The term “core and shell” shall mean all components of the Building consisting of the structural elements thereof (i.e., whether located within the Premises or elsewhere), the base-building electrical, plumbing, heating, ventilating and air conditioning systems, all elevators serving the Premises, all Building Systems and other Project Mechanical Areas, and the public corridors, public washrooms, lobby and other Common Areas of the Building, but specifically excludes the Tenant’s Work or any work related to tenant improvements constructed by or for Tenant or other tenants or installed within the Premises (other than the above described core and shell items) or within any other tenant’s premises.
Core and Shell. In respect of the Building (but excluding all elements of finish): (a) the structure of the Building, including the roof, interior weight-bearing walls, support beams, foundation, columns, lateral supports, exterior walls, including exterior storefronts, exterior doors and exterior windows, (b) the concrete slabs and related structural assemblies that constitute the superstructure of the Building, (c) the core corridor walls on each floor of the Building, and (d) the base building systems servicing the building common areas and the tenant premises (and the air shafts, elevator shafts, electrical and other utility closets, equipment rooms, fire doors and fire stairways housing, necessary to accommodate and/or service such base building services) but, in each case, only to the extent necessary to bring such services to the floor (as distinguished from distributing the same on the floor), including (i) the main sprinkler loop on each floor and all vertical risers, (ii) the elevator (including service) facilities, including the elevator cabs and all shafts, cables and other mechanical equipment relating thereto, (iii) the heating, ventilation and air conditioning system (but only to the main distribution point on each floor), (iv) all vertical pipes, mains and risers of plumbing and sanitary systems, (v) the electrical system, including any and all switch gears, risers, feeders, transformers, main distribution panels, wiring and meters relating thereto up through the point of connection to the electrical closet of any floor of the Building, and (vi) the life safety, fire alarm and security systems required by Requirements in respect of core and shell construction, including the fire command station, the emergency generator, panel and system, any wiring, cables, risers, ductwork or distribution apparatus necessary to distribute such service within the Building (but only to the main distribution point on each floor). Director: The Director or the Executive Director of the Division. Directory: The directory of certified businesses prepared by the Director, for use in the implementation of this Program.
Core and Shell. 6.1. The Building will be fully enclosed and watertight. 6.2. The exterior walls of the Building will be constructed of unitized curtainwall glazing system throughout, with natural stone cladding and glass fin supported glass wall installation at lobby/entry area. 6.3. Windows and glass/aluminum curtain wall systems of the Building will utilize high-performance low-e insulated glass. 6.4. Roof of the Building will be a Class A single-ply elastomeric membrane roofing system. 6.5. Exterior architectural elements include glass and steel canopies, stainless steel clad building column elements, glass box entry vestibules, and natural stone paving. 6.6. The Building core on each level of the Premises will incorporate elevators, stairs, restrooms, plumbing risers, electrical, tel/data, and mechanical equipment rooms. Core construction will be composed of concrete shear walls and function as an integral part of the structural system, along with structural steel perimeter bracing system. 6.7. Code required signage to be provided at mid-rise/high-rise elevator lobbies and stairs. 6.8. The Building core will include fully functional and finished men’s and women’s restrooms at each floor of the Premises, each including the number of fixtures required by 2006 Seattle Building Code. The current restroom count anticipates an occupant load of one per 200/usable square foot on each level of the Premises. Additional fixtures will be added as a Tenant Change Item pursuant to the Tenant Work Letter and
