OCCUPANCY GUIDELINES. The student to whom a specific ▇▇▇▇ College residence is leased is responsible for any failure to follow the requirements of the Housing Contract, within ▇▇▇▇ College housing, including Addendums, which may include any violations of law, College policy or guidelines committed by guests. ● ▇▇▇▇ College housing is for currently registered ▇▇▇▇ College students only. If a resident moves to non-student status, they are generally given five business days to vacate their ▇▇▇▇ College housing. ● The College generally does not provide family housing or housing for anyone under the age of 16. ● This Contract is for a space in a residence hall, house, or apartment, but not for a specific room or roommate, subject to availability. ▇▇▇▇ College reserves the right to assign roommates, reassign residents who are without roommates, change room assignments, and/or use a room when it is not occupied. ● A resident may not sell, transfer, or sublet any portion of the space covered by this Contract to any other person. Any such behavior will generally lead to Administrative Termination of this Contract, as described below, and may lead to an honor case against the students involved. ● Residents who are not enrolled in classes on ▇▇▇▇ College’s campus for fall semester must vacate their rooms by the posted closing date/time at the end of the preceding semester and are not eligible for summer housing. This may include a leave of absence, medical leave, graduation, or studying abroad. Personal possessions must be removed from the room at the time of move-out. ● Residents are responsible for removing personal belongings from their room when they move out. If a resident does not remove their belongings, items will be donated or disposed of and there may be an additional fee for staff labor. The College is not responsible for any damage or costs associated with loss, storage, or shipping of a resident’s personal property. ● The College reserves the right to close ▇▇▇▇ College housing during winter and summer breaks, or other periods the College is closed, and for reasons beyond its control including, but not limited to, the circumstances listed in the “Emergency Termination” section below.

Residents are responsible for the cost of shipping and/or storing their items, as well as an additional fee for staff labor. If ▇▇▇▇ College is unable to contact residents, items may be donated or disposed of. OCCUPANCY GUIDELINES a. Owner agrees that the premises is to be advertised as: Smoking Pets Allowed Maximum # guests: 8 Non-Smoking No Pets Allowed Maximum # vehicles: 3 b. Owner agrees to provide the following: i. Basic telephone service with a block on long distance calls; ii. Basic cable/satellite service for television viewing, which shall also include at least one color television, preferably a 19 inch or larger screen. c. Owner agrees to pay for firewood, snow removal, yard care, hot tub and general maintenance, as needed. d. Owner will be responsible for remedying any substandard conditions in or to the premises. Agent will notify Owner upon awareness of any such conditions or take appropriate actions to remedy the substandard conditions. Owner hereby agrees to allow Agent to remove the rental unit from its availability for renting and/or leasing until such time as Owner or his/her agents have rectified the substandard condition. It is understood by Owner that if guest requests to be moved due to substandard conditions, Owner will not be compensated.

The applicant will retain their preferences and date and time of application. This may mean that they may have to wait longer for a unit offer.

OCCUPANCY GUIDELINES. A. Student shall not assign or sublet this License to any part or all of the premises. Subletting includes short‐term or temporary rental arrangements including, but not limited to, those offered through peer‐to‐peer accommodation services such as Airbnb. Assigning or subletting may result in discipline and/or License Agreement revocation without compensation or refund. B. The College will not discriminate in room assignments or room changes on the basis of any individual’s protected class, including but not limited to: race, color, religion, creed, national or ethnic origin, pregnancy, disability, sex, sexual orientation, gender identity or expression. C. Continuing students may make room selections in the spring semester for the following academic year. Continuance in residence is determined by a room selection process system and available space. D. New students are assigned to a space according to the date all requested and relevant housing materials have been submitted. E. Requests for reasonable housing accommodations to persons with disabilities are satisfied, when possible, but cannot be guaranteed. F. The College reserves all rights concerning assignment and/or reassignment of all students. Requests for changes will be considered but not necessarily approved. Students must secure prior approval of their Residence Director and the Residential Life Office before moving to another space. G. In the event of vacancies, the College will require the lone student in a double‐ occupancy room to either consolidate with another residential student in the same circumstance or to pay for single occupancy. H. Students may not refuse another College‐assigned student equal use of the room to which they have been assigned. Penalty incurred may be disciplinary action and/or assessment of full charges for that bed. I. All double‐occupancy rooms are subject to triple occupancy at the discretion of the College. J. Living areas which become disruptive or are in violation of College policies will have residents reassigned at the discretion of the Residential Life Office. K. All interior spaces are tobacco‐free. The College reserves the right to reassign a resident who smokes within a tobacco‐free living area. L. Check‐in dates and times will be published prior to each semester. 1. OCCUPANCY GUIDELINES. Luther College is a residential college. All full-time students are required to live in college-owned housing during their entire stay at Luther College unless married, 23 years of age by the first day of classes, or commuting from their legal guardians’ homes within 30 miles of campus. Off-campus housing is permitted for students only when there is a shortage of rooms in residence halls. Students must petition, in writing, to request permission to live off campus.
