Purpose of the Lease. 6.1 The Purpose of the Lease is the management of a bio-tech company, which shall only include offices and biology, chemistry and pharmaceutical labs, all in accordance with the zoning plan that governs the Land.
6.2 The Lessor is aware that the Lessee’s labs will contain rooms housing small animals for the purpose of experimentation on animals such as rats.
Purpose of the Lease. The Lessee undertakes to use the Property solely for the purpose of management of its office and business in the field of hi-tech industry and/or biotechnology and/or converging fields, and for this purpose alone, all subject to the provisions of Zoning Plan 3760 A. 2.4 This Agreement is valid and comes into force as of today’s date and the Parties expressly declare that there is no need for any further ratification after the delivery of the Property to the Tenant. Consequently, all rights, obligations and waivers included in this Agreement become final as of today, without prejudice to the fact that the effectiveness of certain clauses is deferred to a later time (delivery, agreements on Rent payments, start of the Lease Term, etc.).
2.5 It is expressly stated for the record that the purpose of this Agreement constitutes the Property in its entirety, considered as an indivisible whole, comprising the Warehouse and the Offices referred to in Exhibit (B).
