Use by Tenant. (Article 8)
Use by Tenant. Tenant shall use and occupy the Premises for ------------- general office purposes as described in Section 1.16 and for no other purposes without the prior written consent of the Landlord. Tenant shall operate its business on the Premises during normal business hours and shall maintain sufficient personnel on the Premises during normal business hours to receive and supervise visitors to the Premises. Tenant shall furnish and decorate the Premises in a manner consistent with its business and the other businesses in the Building. Tenant shall not do or permit anything to be done in or about the Premises which would constitute a nuisance to the other tenants or occupants of the Building or significantly interfere with their use of any area of the Building other than the Premises.
Use by Tenant. Tenant and its agents, employees, customers and invitees shall have the non-exclusive right, in common with Landlord and other Building Occupants, at no additional charge to use all Common Areas.
Use by Tenant. Tenant shall and shall cause its concessionaires, agents, employees, and vendors, suppliers and independent contractors to use such access roads and operate trucks and trailers delivering merchandise to and from the Premises upon and over such access roads as are designated by Landlord as a means of ingress to and egress from the Premises.
Use by Tenant. (Article 8) Tenant shall use and occupy the Premises for general office and for no other purpose.
Use by Tenant. Subject to this Section 9.4.5 and the satisfaction by Tenant of all of the terms and conditions of this Article 9, the Depositary shall pay to Tenant from time-to-time any Casualty Restoration Funds it holds, but not more than the amount actually collected by the Depositary upon the loss, together with any interest earned thereon, after reimbursing itself therefrom, as well as Landlord, to the extent, if any, of the reasonable expenses paid or incurred by the Depositary and Landlord in the collection of such monies, to be utilized by Tenant solely for the Restoration, such payments to be made as follows:
9.4.5.1.1 prior to commencing any Restoration, Tenant shall have provided and Landlord shall have approved all items required pursuant to Section 9.4.1;
9.4.5.1.2 the Casualty Restoration Funds held by the Depositary shall be paid to Tenant in installments as the Restoration progresses, subject to Sections 9.4.5.1.3 and 9.4.5.2), based upon requisitions to be submitted by Tenant to the Depositary and Landlord in compliance with Section 9.4.5.1.3, showing the cost of labor and materials purchased for incorporation in the Restoration, or incorporated therein since the previous requisition, and due and payable or paid by Tenant; provided, however, that if any Encumbrance is filed against the Premises or any part thereof in connection with the Restoration, Tenant shall not be entitled to receive any further installment until such Encumbrance is satisfied or discharged in accordance with this Lease; provided further that notwithstanding the foregoing, but subject to the provisions of Sections 9.4.5.1.3 and 9.4.5.2, the existence of any such Encumbrance shall not preclude Tenant from receiving any installment of Casualty Restoration Funds held by the Depositary so long as (i) such Encumbrance will be discharged with funds from such installment and at the time Tenant receives such installment Tenant delivers to Landlord and the Depositary a release of such Encumbrance executed by the lienor and in recordable form, or (ii) Tenant in good faith contests the Encumbrance and has provided the security reasonably adequate to Landlord;
9.4.5.1.3 the amount of each installment to be paid to Tenant shall be the aggregate amount of Casualty Restoration Costs theretofor incurred by Tenant minus the aggregate amount of Casualty Restoration Funds theretofor paid to Tenant in connection therewith; provided, however, that all disbursements to Tenant shall be made based upon an ...
Use by Tenant. Tenant shall have the right to occupy and use the Premises for office and communications purposes including the installation, operation and maintenance of communication, electronic and optronic equipment and facilities relating to the transmission of voice, video, data and other communication signals, a switch facility and customer collocation provisioning equipment, its specialty equipment identified in Sections 15.19.2 through 15.19.8 and other uses normally related thereto that Landlord approves. Without limiting the foregoing, but subject to availability, Tenant shall have the right, at no additional charge or rent by Landlord, to install, operate, repair, maintain and replace its fiber optic cable and related equipment in horizontal and vertical shafts, risers and pathways within the Building for the purpose of providing communication services to other occupants of the Building upon Landlord's approval of plans and specifications for such work, such approval shall not be unreasonably withheld, conditioned or delayed. Tenant shall not permit anything to be done in or about the Premises that would violate any applicable law or regulation or that would constitute a nuisance to the other tenants or occupants of the Building or that would significantly interfere with the use of any area of the Building other than the Premises.
Use by Tenant. Tenant and its employees and invitees shall have the right to use the Common Areas for their respective intended purposes in common with other parties only as otherwise specifically provided and authorized in this Lease. Tenant agrees to comply with such reasonable rules and regulations which may now exist or which may be issued from time to time by Landlord for the proper efficient use, operation and maintenance of the Common Areas. In no event shall Tenant use the Common Areas for the conduct of any business or for events, signs, displays or any other use without the prior written consent of Landlord, which consent may be withheld in Landlord’s discretion absent any standard set forth herein or any Governing Instrument (as defined in Section 11.2).

Use by Tenant. Tenant shall occupy the Property throughout the Term and shall use the same only for the non-residential purpose(s) set forth in Section 1.e. and for no other purposes whatsoever without the written consent of the Landlord. Tenant shall not use or occupy the Property for any unlawful purpose or in any manner that will constitute waste or nuisance. Tenant shall comply in all material respects with all present and future Laws over the Property, concerning the use, occupancy, and condition of the Property and all machinery, equipment and furnishings therein. In the event that ▇▇▇▇▇▇’s Permitted Use becomes impermissible under the Laws, Tenant will so notify Landlord and will immediately and properly dispose of all materials and/or products on the Property in any manner permitted by the Laws. Tenant will provide to Landlord upon request copies of any licenses relating to ▇▇▇▇▇▇’s use of the Property. In no event shall Tenant operate any business on the Property without having first provided Landlord with evidence Tenant has obtained all licenses required by any Governmental Authority necessary to operate such business.
