OFFICE AREAS. Cleaning and janitorial services to be provided in the office areas shall include:
1. Vacuuming, damp mopping of resilient floors and trash removal.
2. Dusting of horizontal surfaces within normal reach (tenant equipment to remain in place).
3. High dusting and dusting of vertical blinds to be rendered as needed.
OFFICE AREAS. 9.1. Office areas shall present a clean, well-kept, orderly, and professional appearance.
9.2. Waste receptacles shall be emptied, spot cleaned and liners replaced as required.
9.3. Non-carpeted floors shall be swept/dust mopped.
9.4. Carpeted floors vacuumed and spot clean all carpets to remove stains, deposits, and spills.
9.5. All shelves, counters, cabinets and cases shall be free of accumulated dust and debris.
9.6. Wipe clean all tables, desks, counters, chairs and chair legs.
9.7. Spot clean all hard surface walls to remove fingerprints, dust, soil, and marks.
9.8. Contractor shall prohibit its employees from opening desk drawers or cabinets, or using the telephone or other office equipment.
OFFICE AREAS. 1. Empty and clean all waste receptacles and remove waste paper and rubbish from the premises nightly; wash receptacles as necessary.
2. Empty and clean any ash trays, screen any sand urns nightly and supply and replace sand as necessary.
3. Vacuum all rugs and carpeted areas in offices, lobbies and corridors nightly.
4. Hand dust and wipe clean with damp or treated cloth all office furniture, files, fixtures, paneling, window ▇▇▇▇▇ and all other horizontal surfaces nightly; wash window ▇▇▇▇▇ when necessary. Only those portions of desks and other furniture that are reasonably cleared of all items by Tenant shall be eligible hereunder.
5. Damp wipe and polish all glass furniture tops nightly. Only those portions of furniture that are reasonably cleared of all items by Tenant shall be eligible hereunder.
6. Remove all finger marks and smudges from all vertical surfaces, including doors, door frames around light switches, private entrance glass and partitions nightly.
7. Wash clean all water coolers nightly.
8. Sweep all private stairways nightly, vacuum if carpeted.
9. Police all stairwells throughout the entire building nightly and keep in clean condition.
10. Damp mop spillage in office and public areas as required.
11. Damp dust all telephones as necessary.
OFFICE AREAS. Staff whose duties consistently involve a high volume of in-person contact, may submit a written request for consideration of workspace plexiglas installation to their supervisor. Employees whose request is denied will be given the reasoning and next steps by their supervisor in writing.
OFFICE AREAS. 1. Spot clean smudges and handprints from walls, doors and light switches.
2. Sweep and damp mop all hard surface floors, leaving in a clean, streak free condition.
3. Damp wipe telephone using a disinfectant.
4. Dust chair bases and other low ledges.
5. Dust all window ledges and other flat surfaces within reach.
6. Dust vents, diffusers and grills.
7. Vacuum all upholstered furniture.
8. Dust all high partition ledges, moldings, window ledges, baseboards and low ledges.
OFFICE AREAS. 1. Empty and clean all waste receptacles and remove waste paper and rubbish from the demised premises nightly.
2. Vacuum all rugs and carpeted areas in the lobbies, corridors and shared office areas nightly. Vacuum carpeted areas of individual offices as needed.
3. Hand dust or wipe clean with damp or treated cloth office furniture, file cabinets, window ▇▇▇▇▇ and other horizontal surfaces lower than six (6) feet as needed, but not less often than weekly. Note: Janitorial personnel do not dust computers, keyboards, copier machines, other office equipment, personal items, fragile items, areas containing personal or fragile items, paperwork on desks, or portions of desks or other furniture that contain paperwork.
4. Hand dust or wipe clean with damp or treated cloth high moldings, high shelving, picture frames, tall office furniture, and other horizontal surfaces higher than six (6) feet as needed, but not less often than monthly.
5. Damp wipe all counter tops in kitchens or file rooms nightly.
6. Dust and remove finger marks and smudges from doors, door frames, glass, and light switch plates nightly.
7. Sweep all private stairways nightly; vacuum nightly if carpeted.
8. Damp mop spillage in non-carpeted office and public areas as necessary.
9. Dust and spot clean all tile floors nightly. Damp mop clean all tile floors as needed.
10. Tile floors in office areas will be buffed monthly with old wax removed and new wax applied as necessary.
11. Spot clean carpets as needed. Spot cleaning of carpets to be provided at no additional charge. Carpet shampooing above the level of spot cleaning will be performed at Tenant’s request and billed to Tenant pursuant to the terms of the Lease.
12. Damp dust ceiling ventilating diffusers, wall grills, registers and other ventilating louvers as needed, no less than annually.
13. Dust the exterior surfaces of lighting fixtures as needed, no less than annually.
OFFICE AREAS. Daily
1. Vacuum Empty all trash receptacles, replace liners as necessary and wipe off any spills to interior or exterior of receptacle all areas of carpet
OFFICE AREAS. 1. Empty all waste containers, replacing liners as needed to prevent odors, spills or any offensive appearance.
2. Sweep and dust mop all hard floor surfaces with dust control treated dust mop.
3. Dust all horizontal and vertical surfaces within reach (such as desks, table and cabinet tops, and credenzas) without disturbing papers or accessories on desks.
4. Damp mop spills, leaving floor in a clean, steak free condition.
5. Spot clean carpets as needed, removing gum and other foreign substances.
6. Vacuum all carpeted traffic aisles, offices, classrooms, conference and cubicle areas.
7. Vacuum and clean all tenant lunchroom/coffee kitchen/eating areas. Spot clean tables,
8. Restock lunchroom/coffee kitchen/eating areas with paper towels.
9. Properly arrange all furniture and reading material.
OFFICE AREAS. A. Remove all trash/waste, boxes and items marked as such and place in appropriate dumpsters. Spot clean trash cans, remove and replace trashcan liners as needed (i.e. if liquids or foods were discarded previously).
B. Dust and spot clean exposed horizontal surfaces and pay attention to rings or spills on furniture. Wooden surfaces must be maintained with an appropriate polish to avoid residue or damage. Every effort should be made so no rings, spills or noticeable dust is visible on any surface.
C. Countertop/laminate surfaces must be wet cleaned.
D. Vacuum traffic areas and any visible debris on carpets.
E. Spot clean carpets as needed within proper cleaning specifications and methods for the carpet type.
F. Spot clean light switches, doors and walls, tops of modular furniture.
OFFICE AREAS. A. Services performed nightly (5 nights per week): • Empty and clean all waste receptacles and remove waste paper and rubbish to the designated area. • Hand dust or wipe clean with damp or treated cloth all horizontal surfaces, desks, chairs, files, telephones, picture frames, etc. Do not rearrange materials on desks. • Clean and sanitize drinking fountains, follow with stainless steel cleaner as needed taking care not to leave any oily residue. • Spot clean all windows and partition glass including lobby glass and glass table tops. • Vacuum all carpet areas. Broom sweep all oriental antique rugs. (Do not pull vacuum cords around corners.) Edges should either be swept or vacuumed with appropriate edge cleaning tool, as required. • Remove all finger marks and smudges from all vertical surfaces taking care not to ▇▇▇▇ material finishes. • Dust mop and spot clean all tiled areas. • Damp wash and wipe dry all plastic or Formica desk tops. • Sweep internal stairways and vacuum, if carpeted. Dust handrails and vertical surfaces.
B. Services performed as necessary or in the frequency stated: • Wash waste receptacles. To be done if liquids might have leaked into the receptacle through the plastic liner or in other areas, as required. • Damp mop floors where spillage occurred or dirt tracked in. • Machine buff all non-carpet floors - not less than monthly. Strip and recoat as necessary. • Spot clean carpet areas. Major carpet cleaning will be handled outside this contract. • Dust light fixtures - not less than annually. • Vacuum/dust all perimeter slot diffusers on an annual basis. • Clean all air vent grills. • Dust window blinds quarterly. • Dust and wash window ▇▇▇▇▇. • Dust fire extinguishers/fire extinguisher cabinets. • Dust all doors monthly.
