Work Specifications. The plans prepared by Owner in accordance with Article 63 hereof are subject to revision based on the rules and regulations of such reviewing agencies as the local board of inspectors, the state labor department, OSHA and related agencies. Any changes in door swings, arrangements of exits and/or passages mandated by such agencies shall be binding on Owner and Tenant as if they had been incorporated into the original plans as attached hereto. In the case of any common foyers or exit passages mandated by such regulations and used by more than one tenant, the size of such areas or passages and the rent therefore shall be apportioned among the parties in relation to the total square footage which they proportionately occupy, and such charges shall be payable as additional rent hereunder. Owner shall have the right to add exits, entrances or passageways whenever necessary to comply with present or future regulation by applicable public authority. Tenant shall pay the cost thereof where the requirement for such addition is due solely to Tenant’s special use of premises.
Work Specifications. Lessee represents that it has already reviewed and approved the Work Specifications prepared by Developer Lessor and submitted to Lessee for review, which contains the details of the Work that is the subject-matter of the Second Phase of the Development.

Materials, tools, and other work items shall be organized and stored so as not to unreasonably burden access to, and movement in, the premises. The Ingham County Land Bank shall permit the Contractor to use, at no cost, existing utilities such as light, heat, power, and water, necessary to carrying out the completion of the work. Contractor shall be held to have visited the site and the working conditions, the methods of carrying out the work and to have included in their proposal all costs for meeting such work conditions. 5. Contractor shall at all times enforce good order among their employees and shall not employ at the work site any disorderly, intemperate, or unfit person or anyone not skilled in the work assigned to them. The Contractor, or a competent person having authority to act for them, shall be at the construction site whenever work is underway. The Contractor shall have the drawings and specifications available on the site at all times. 6. The Contractor shall at all times permit and facilitate the on-site inspection of all work by the City of Lansing for compliance with the Building Code, and work called for under this Contract. 7. Work Specifications. The Contractor will provide four (4) housekeepers and the services three days a week, Monday, Wednesday and Friday with the exception of holidays. The standing shift hours will be from 4:15 p.m. – 6:45 p.m. Monday and Wednesday and 4:00 p.m. – 6:30 p.m. on Friday. If any cleaning or work is needed on Saturday, that may be scheduled between 7:00 a.m. and 3:00 p.m., only. All housekeeping personnel must be out of the building by 6:45 p.m. Monday and Wednesday and 6:30 p.m. on Friday. One housekeeper will be assigned to the upstairs; one to the downstairs; one to clean / mop floors and restrooms; and one for dusting. No vacuuming is allowed until 5:30 p.m. Monday, Wednesday or Friday. • Cords from any equipment are not to hit the corners or walls. • Downstairs and upstairs restrooms must not be closed for cleaning at the same time. The DB acknowledges and agrees that in calculating the GMP, it has taken into account in its proposal the requirements of the Contract Documents, local conditions, availability of material, equipment, labor, and any other factors which may affect the performance of the Work. The DB agrees and warrants that it will properly and fully complete the Work not later than the time period or date indicated for completion taking into account any agreed upon time extensions in accordance to article 17.
