Use of Accommodation. You will use and ensure that your spouse uses your accommodation solely for residential purposes. No one is permitted to use your accommodation for any illegal purposes. No one is permitted to carry on any business from your accommodation or the Residential Property without the prior written consent of the Landlord, it being understood that the Landlord is under no obligation to approve any business activity at or from your accommodation and the decision by the Associate Vice-President of Student Housing and Community Services on this matter is final.
Use of Accommodation. ‌ 7.1 The accommodation and Facilities may only be used for your personal living accommodation and not for business or any other use. 7.2 You must not take up residence before 08.00 on the first day of the Licence Agreement. 7.3 You must not keep pets or other animals, other than assistance dogs, in or around the accommodation. 7.4 You agree not to use the accommodation provided for any immoral or illegal purpose. If you are found to be acting in such a manner your actions will be seen as a serious disciplinary offence. 7.5 You agree not to sublicense or share the accommodation or to allow any guests to stay in the room in your absence under any circumstances. Please note that any breach of the requirements set out in this clause will be treated as a serious disciplinary offence which may lead to a Referral and may result in the termination of your Licence.
Use of Accommodation. 5.1 The maximum occupancy of your accommodation is determined at the time of booking and you shall not exceed this number. The accommodation may only be used for your personal living accommodation and not for business or any other use. 5.2 No pets or other animals other than assistance dogs may be kept in or around the accommodation. 5.3 You agree not to use the accommodation provided for any immoral or illegal purpose. If you are found, to be acting in such a manner, your actions will be seen as a serious disciplinary offence. 5.4 You agree not to sublicense (without our agreement) or share the accommodation, or to allow any guests to stay in the room in your absence under any circumstances (this does not prevent you sharing couple/family/shared accommodation with an individual approved by the Accommodation Office). Please note that any breach of the requirements set out in this clause 5 will be treated as a serious disciplinary offence, which may lead to a referral to the Residence Tribunal or College Discipline Committee and as a material breach, which may result in the termination of this Licence. 5.5 If you are a student in a shared (twin) room and the student you are sharing with moves from the accommodation we will (at the College’s discretion) either: a. Provide the remaining bed space to another student (subject to reference checks); or b. Vary your accommodation allocation in accordance with clause 1.3; or c. If so requested by you, allow you to remain in the accommodation on a single occupancy basis (subject to you agreeing to pay an increased Licence Fee to reflect such single occupancy basis as determined by the College).
Use of Accommodation. The Licensee agrees: 7.1 to use the Accommodation for personal living and not for business or any other use; 7.2 not to keep pets or other animals in the Accommodation; 7.3 not to use the Accommodation for any immoral or illegal purpose, including (but not limited to) use and possession of prohibited drugs. If the Licensee is found to be acting in such a manner the Licensee’s actions will be seen as a serious disciplinary offence. Any illegal act of the Licensee will be referred to the police and may result in termination of this Licence by GradPad; 7.4 not to do or permit to be done in the Residence anything which may be or become a nuisance (whether actionable or not), annoyance, inconvenience or disturbance to GradPad, tenants or occupiers of the Residence or any owner of any neighbouring property, and not to cause or permit to be caused any damage to the Residence or any neighbouring property or any property of the owners or occupiers of the Residence or any neighbouring property; 7.5 not to sub-license the Accommodation or to allow any guests to stay in the Accommodation when the Licensee is not present. Sub-licensing will be treated as a serious breach of the terms of this Licence and will give GradPad the option to terminate Licence; 7.6 to keep the Accommodation clean, tidy and clear of rubbish and not to make any alteration or addition whatsoever to the Accommodation or the Residence; 7.7 to leave the Residence in a clean (to a professional standard) and tidy condition at the end of the Period of Residence in no worse a state of repair and condition than it was in at the start of the Period of Residence as evidenced by the Inventory, fair wear and tear excepted, and to remove the Licensee’s furniture equipment and goods from the Residence at the end of the Period of Residence; 7.8 not to obstruct the Communal Areas, make them dirty or untidy or leave any rubbish on them; 7.9 not to apply for planning permission in respect of the Residence; 7.10 not to do anything which will or might vitiate in whole or part any insurance effected by GradPad in respect of the Residence from time to time; 7.11 to indemnify GradPad and keep GradPad indemnified against all losses, claims, demands, actions, proceedings, damages, costs, expenses or other liability in any way arising from: 7.11.1 this Licence; 7.11.2 any breach of the Licensee’s undertakings contained in this clause 7; and/or 7.11.3 the exercise of any rights given to GradPad under this Licence. 7.12 If ...

Use of Accommodation. 4.6.1 The Tenant agrees to use the Room and Flat only as a study and living accommodation. 4.6.2 The Tenant agrees to occupy the room as a single private residence by itself as Tenant personally except in the case of an agreement relating to a double occupancy room. The Tenant shall not assign or to sublet or allow others to occupy the Room or Flat, except with the prior written consent of the Management Company. 4.6.3 The Tenant shall provide to the Management Company evidence of full time student status and certificates of exemption for or otherwise reimburse the Landlord for the Council Tax and all other taxes charges duties or outgoings or assessments which are now or which may at any time in the future be payable in respect of the Room and/or the Tenant’s use of any property of which the Room forms part and/or the occupier of the Room, including but not limited to television licence fees for the Room or other recurring charges during the Tenancy Period. 4.6.4 Failure to provide evidence of full time student status by the date requested during the Term of the Tenancy Period will result in a breach of this Agreement with the Tenant remaining liable for all associated costs and obligations. 4.6.5 If the Tenant is permitted or asked to move from the Room whether or not for the purpose of the Landlord or Management Company carrying out emergency repairs, then all the terms and conditions of this Agreement are transferable to the new room. 4.6.6 The Tenant is responsible for carrying out Immigration checks on any sub-letters. The Tenant should ensure the sub-letter is a Student and has Right to Rent in the UK. The Tenant will be deemed a Landlord for the Right to Rent provision and will be therefore responsible for checking immigration documents. Use of Accommodation. The Hirer shall not use the accommodation for any purpose other than that described in the Hiring Agreement and shall not sub-hire or use the accommodation or allow the accommodation to be used for any unlawful purpose or in any unlawful way nor do anything or bring onto the accommodation anything which may endanger the same or render invalid any insurance policies in respect thereof.

If the resident is found to be acting in such a manner their actions will be seen as a serious disciplinary offence. 7.5 The resident agrees not to sublicense or share the accommodation or to allow any guests to stay in the room in their absence under any circumstances. This may result in your eviction from QAHA. 7.4 You agree not to sublet or share your accommodation or to allow any visitors to stay in your room in your absence under any circumstance.
