Building Standard Improvements. The term “Building Standard Improvements” shall mean the standards for normal construction of general office space within the Building as specified by Landlord, including design and construction standards, electrical load factors, materials, fixtures and finishes.
Building Standard Improvements. Building Standard improvements shall mean those tenant improvements which normally and customarily are provided for tenants leasing space in the Buildings which has been previously unleased. Such Building Standard improvements shall exclude any tenant improvements of higher quality or quantity than Building Standard improvements and shall exclude additional mechanical systems, fixtures, flooring, finishes, alterations or improvements which are normally and customarily required to be paid by such new tenants, such excluded improvements being called non-Building Standard improvements. With regard to other components and elements of the Buildings, for the purposes of this Lease, “Building Standard” means those components and elements of the Buildings utilized in the design and construction of the Buildings and the various suites and offices therein that have been pre-selected by Landlord to ensure uniformity of quality, function and appearance throughout the Buildings, including Building Standard lighting (which is described in Section 5,1(a)(vi) herein). However, Landlord, in Landlord’s reasonable discretion, may add, delete or change elements on this list when, in Landlord’s reasonable discretion, such addition, deletion or change is needed in order to maintain the Building, the Building-Specific Common Areas, the Exterior Common Areas and/or the Land in good condition and repair.
Building Standard Improvements. (a) This Work Letter sets forth the agreement with respect to the construction of the “Building Standard Improvements”, which is understood to mean (i) the “Shell Improvements” (as hereinafter defined) and (ii) any additional improvements constructed or installed on the Premises for Tenant’s use using “Building Grade” (as hereinafter defined) construction and materials. Any other improvements to the Premises that require construction methods or materials other than Building Grade shall be deemed to be “Non-Standard Improvements”. All improvements to the Premises constructed pursuant to this Work Letter other than the Shell Improvements, whether constructed or installed by Landlord or Tenant, shall be hereinafter referred to as the “Tenant Improvements”, which term shall include both Building Grade and any Non-Standard Improvements.
Building Standard Improvements. For the purposes of establishing a standard quality and quantity for materials and finishes comprising the Leasehold Improvements, Landlord, in Landlord's sole discretion, has established the following "Building Standard" items (also referred to as "Building Standards"): a) Building Standard Shell Improvements: (i) Heating, Ventilation and Air Conditioning: Installed as per Landlord's engineering design of the Building. (ii) Electrical: Main power and lighting distribution system per applicable building code. (iii) Fire Protection System: Automatic sprinkler system, to the extent required per applicable building code. b) Building Standard Allowance Items (“Allowance Items”)(to be provided using Building Standard materials): (i) Interior Partitions: One layer of 1/2" drywall mounted on each side of 3-5/8" metal studs extending 2" above the finished ceiling height. Taped, finished and painted (two coats) partitioning to be provided with 4" high vinyl baseboard, 1 lineal foot per 12 square feet. (ii) Demising Partitions: Constructed as needed from floor to floor, taped, finished and painted (two (2) coats) consisting of one layer of 5/8" fire-rated drywall mounted on each side of 3 -5/8" metal studs, with 3 - 1/2" layer of insulation. (iii) Entry Doors; Self-closing 3'0" x 9'0" solid core wood doors with lock set. One door per 2,500 square feet, with a maximum of two doors per suite.
Building Standard Improvements. Landlord and Tenant shall mutually agree upon Building Standard details for lighting, window coverings; doors; relites; hardware and ceiling treatment. Building Standards shall be equal in quality to tenant improvement standards established for the Second & Seneca Building. Tenant shall use Building Standard heating, ventilating and air conditioning distribution and controls.
Building Standard Improvements. Tenant shall use the following Building Standard items: exterior window blinds (required by Landlord); door and frames; hardware; lighting fixtures; and heating, ventilating, and air conditioning, VAV boxes, electric heat distribution and controls, ceiling tile and grid.
Building Standard Improvements. (a) This Work Letter sets forth the agreement with respect to the construction of theTenant Improvements” (as hereinafter defined). “Building Standard Improvements”, shall mean (i) the “Shell Improvements” (as hereinafter defined) and (ii) any additional improvements constructed or installed on the Premises for Tenant’s use using Building Grade construction and materials. Any other improvements to the Premises that require construction methods or materials other than Building Grade shall be deemed to be “Non-Standard Improvements”. As part of the Non-Standard Improvements, Tenant shall have the right to upgrade the base building finishes in the Building fire stairwells between floors entirely or partially leased by Tenant and install an access system to the fire stairwell doors on floors entirely or partially leased by Tenant. All improvements to the Premises constructed pursuant to this Work Letter other than the Shell Improvements, whether constructed or installed by Landlord or Tenant, shall be hereinafter referred to as the “Tenant Improvements”, which term shall include both Building Grade and any Non-Standard Improvements.
Building Standard Improvements. The term “Building Standard Improvements” shall mean the descriptive narrative of building standards described in Section 2 of the Work Letter.
Building Standard Improvements. Landlord, at its cost and expense, shall furnish and install in or for the benefit of the Premises those Leasehold Improvements set forth in the Plan

All improvements to the Premises constructed pursuant to this Work Letter shall be hereinafter referred to as the “Tenant Improvements”, which term shall include both Building Grade and any Non-Standard Improvements. Any improvements already existing in the Second Expansion Premises may be utilized by Tenant at no additional expense. (b) In accordance with and subject to the provisions of this Work Letter, Landlord shall construct and install the Tenant Improvements, including the Non-Standard Improvements, if any. Unless otherwise agreed in writing, Landlord shall use the following Building Grade construction methods and materials where appropriate or some other substantially comparable construction method or material deemed by Landlord (in its sole discretion) to be Building Grade:
