Telephone and Data. (i) Landlord shall maintain, repair and replace a telecommunications infrastructure (such infrastructure, together with any riser space that Tenant may use pursuant to Article 26 below, is referred to herein as “Landlord’s Telecommunication Infrastructure“), and Tenant shall be permitted to utilize portions thereof, all as more specifically set forth in Exhibit N attached hereto. Landlord agrees that the Landlord’s Telecommunications Infrastructure shall be sufficiently large, and shall contain equipment having sufficient capacity, to accommodate the Lines and telecommunications equipment of Tenant and the telecommunications equipment of the other tenants and occupants of the Building entitled to use the same, and to accommodate reasonable expansions of such uses in connection with reasonably foreseeable changes in technology. All of Landlord’s equipment located in Landlord’s Telecommunications Infrastructure shall be state-of-the-art as of the Effective Date, and Tenant shall have the right to require that Landlord thereafter cause such equipment to be updated to reflect changes in technology in a manner consistent with comparable Class A office buildings in downtown Chicago (in which event any capital expenditures incurred by Landlord in connection therewith shall be included in Operating Expenses in accordance with the same terms as otherwise set forth in clause (42) of Paragraph 3(B)(iii) hereof, amortized as set forth in said clause (42)).
(ii) The installation, maintenance, repair and replacement of any such Lines (and the conduit sleeves, which shall be installed by Landlord at Landlord’s sole cost and expense, for the same) in the Building Riser Closets and the NetPOP Rooms (as each such term is defined in Exhibit N) (herein, the “Riser Closets“ and the “NetPOP Rooms“, respectively) shall be performed by contractors selected by Tenant and approved in advance by Landlord, such approval not to be unreasonably withheld, and, at Landlord’s election, under the supervision of Landlord’s riser manager. Landlord shall not impose any separate charges on Tenant for any use of the Landlord’s Telecommunications Infrastructure by Tenant pursuant to this Lease (including this Article 6, Article 26, Article 27 and/or Article 37 hereof), except for costs relating thereto that are permitted to be included in Operating Expenses pursuant to Article 3 hereof. Telephone and Data. (a) Tenant will construct telephone and data rooms within or adjacent to the building core as part of its tenant improvement package.
(b) Landlord shall provide one dedicated 750 square foot main point of presence (MPOP) room for Tenant's telephone and data service entry into the building. This room shall be used exclusively by Tenant.
(c) Landlord shall also construct one dedicated alternate point of presence (APOP) room for alternate telephone and data service entry into the building.
(d) Landlord shall provide one non-exclusive 500 square foot fiber optic hub room for telephone and data service into the building. The MPOP, APOP and fiber rooms are not alternates, all will be required.
(e) Landlord shall provide dedicated empty conduits from the outside of the building near available services to Tenant's MPOP, APOP and fiber hub rooms. Secure empty conduits must be provided from the MPOP and APOP to each of the Tenant telephone and data rooms within its space and to its expansion space. Landlord must provide such conduits to serve two locations on each floor of the building occupied by Tenant and conduits must be provided between each of the two locations.
(f) Landlord shall provide an adequately sized empty conduit between the MPOP and the APOP.
Telephone and Data. Four (4) 4” conduits shall be provided from utility source to the main telephone/telecommunications room for use by the Tenant’s telephone and data provider. A 4’x8’ sheet of plywood shall be secured to the framing of the main telephone/telecommunications room to accommodate equipment, cabling and hardware. Two (2) 4” riser sleeves (one each for tenant and landlord) shall be provided at each floor to allow connectivity between floors. Two (2) 4” spare conduits shall be provided from the main telephone/telecommunications room to a location outside the building to allow for connectivity with future buildings within the development. General power receptacles will be provided in all core areas as required by code. A complete code compliant fire alarm system shall be installed to accommodate the entire building (including future Tenant Improvements). Only devices (horns, strobes, pull stations, duct smoke detectors, etc.) for the building’s core and shell shall be provided. All devices for the tenant areas shall be designed, furnished, installed and funded through the tenant improvement work. The fire alarm enunciator panel will include a graphic zone plan. Telephone and Data. County shall provide at its cost installation of all telephone and data lines (including Wi-Fi) serving the Premises. Notwithstanding the foregoing, Tenant shall pay, from the Operating Expense Account, the cost to install any additional telephone or data lines or Wi- Fi it may require beyond those in place on the Community Space as of the date hereof, and Tenant shall be responsible for payment for any such additional telephone lines or data services it may require in the Helpline Space. All costs related to use of any telephone and data lines or Wi-Fi serving the Premises during the term hereof (including any extension or holdover) shall be paid from the Operating Expense Account, except that any telephone or data lines or Wi-Fi serving the Helpline Space shall be separately billed and Tenant shall be solely responsible for paying for all outbound calls from telephone lines serving the Helpline Space. In no event shall Tenant be entitled to access the Main Communications Room ("MCR") without County's prior written consent.
Telephone and Data. In new gypsum drywall partitions only, Landlord will provide raceways for the Tenant supplied and installed telephone telephone and data systems. Raceways may be through the metal studs of the gypsum drywall partitions, or in conduit(s) as required, with junction boxes and/or plaster rings. 1. Tenant is responsible for entire telephone system, other than that which is defined under Base Building, including distribution from the existing telephone closet on the ground floor, and for all of the Tenant’s central and branch equipment, distribution panels, wiring, instruments, etc.

Power shall be provided to all fire protection, H.V.A.C. equipment and all other required building components as outlined in this Building Description. Notwithstanding anything set forth in the Project Specifications and/or the Plans and Specifications to the contrary, the above referenced items shall constitute Tenant Finish Work and shall not be included in the definition of Landlord’s Work under the Lease. This Tenant Work Letter shall set forth the terms and conditions relating to the construction of the Tenant Finish Work in the Building. Capitalized terms used in the Work Letter and not otherwise defined herein shall have the meaning set forth in the foregoing Lease. The improvements to be initially installed in the Building shall be designed and constructed by Tenant pursuant to this Tenant Work Letter.
