The Schedule Control clause establishes procedures and requirements for managing and monitoring the timeline of a project or contract. Schedule Control. As soon as reasonably possible following execution of this Agreement, but not later than thirty (30) days following full execution hereof, the CM shall prepare a Project Schedule using the critical path method, establishing a detailed schedule for preconstruction services, construction and Owner occupancy of the PROJECT, subject to review of Owner and AE, and approval or rejection by Owner within thirty (30) days of delivery to Owner. The Project Schedule shall include a scheduled Construction Commencement Date and Project Substantial Completion Date, which dates shall accommodate known or reasonably anticipated geographic, atmospheric and weather conditions. The Project Schedule will serve as the framework for the subsequent development of all detailed schedules. The Project Schedule shall be produced and updated monthly throughout the PROJECT. In a manner consistent with the Project Schedule the CM shall prepare and submit to the AE a construction schedule in quadruplicate graphically depicting the activities contemplated to occur as a necessary incident to performance of the work required to complete the PROJECT, showing the sequence in which the CM proposes for each such activity to occur as a necessary incident to performance of the work required to complete such activity to occur and duration (dates of commencement and completion, respectively) of each such activity. The AE shall determine whether the construction schedule delivered and submitted by the CM meets the requirements stated above and whether the construction schedule is consistent with the Project Schedule. Following development and submittal of the construction schedule, the CM shall, at the end of each calendar month occurring thereafter during the period of time required to finally complete the PROJECT, or at such earlier intervals as circumstances may require, update and/or revise the construction schedule to show the actual progress of the work performed and the occurrence of all events which have affected the progress of performance of the work already performed or will affect the progress of the performance of the work yet to be performed in contrast with the planned progress of performance of such work, as depicted on the original construction schedule and all updates and/or revisions thereto as reflected in the updated and/or revised construction schedule last submitted prior to submittal of each such monthly update and revision. Schedule Control. The GC shall be wholly responsible for the schedule and ensuring the project schedule is maintained and executed. The GC shall generate a baseline CPM schedule and monthly CPM schedule updates. The CMA is required to:
1. Continuously monitor actual progress against the Project Schedule and identify any delays or potential delays. If the CMA observes or anticipates delays, it is required to recommend recovery actions to APS’s Project Manager
2. Review and provide comment on the Project CPM Schedule, monthly CPM Schedule Updates, and Recovery Schedules. The CMA shall also provide recommendations for delay mitigation, if necessary.
Schedule Control. ▪ DBB: Immediately following CMA selection, a Project Schedule, inclusive of both Part 1 (Pre- Construction) and Part 2 (Construction) Work, shall be developed by the CMA. The CMA shall consult APS, the A/E, governing entities, and other Project stakeholders to understand all Project activities and projected timelines. At minimum, the Project Schedule shall be updated monthly thereafter. This Project Schedule shall include, at a minimum, activities for: developing Drawings and Specifications for the various stages of design, CMA estimating activities, preliminary Project construction activities, permitting and other regulatory reviews, various V/E and systems analysis activities, key APS and Project team decisions, and Project milestones.
Schedule Control. 10.1 PEDB will review the adequacy and ability of the Contractors' and Suppliers' personnel and equipment and the availability of materials, products, supplies and systems required to meet the Project Schedule.
10.2 PEDB will schedule and conduct weekly progress meetings at which the Contractors, Suppliers, PEDB and NEWCO may discuss such matters as co-ordination, procedures, progress, problems and scheduling.
10.3 On a regular basis, PEDB will monitor and update the Project Schedule as construction progresses, and will:
10.3.1 Keep NEWCO regularly informed of changes in the Project Schedule;
10.3.2 Review schedule problems with Contractors and Suppliers and recommend courses of action to NEWCO if Contractors or Suppliers are not meeting the requirements of their Contracts;
10.3.3 Identify potential variances between scheduled and probable completion dates;
10.3.4 Review the Project Schedule for work not started, delayed or incomplete and recommend adjustments in the Project Schedule to NEWCO, Suppliers and Contractors to meet the probable completion date; and
10.3.5 On a monthly basis, provide summary reports of all changes that occurred during the month in the Project Schedule.
Schedule Control. SEAM shall have overall responsibility for program implementation according to approved CTRs. The Program Director shall have final authority for resolving any scheduling issues.
Schedule Control. The project schedule is developed to show major milestones for the project as well as individual minor tasks that need to be completed. We regularly update the schedule and submit the updated schedule to the client as well as inform our consultants of the timeline for the completion of specific tasks.

Schedule Control. 7.6.1. Construction Manager shall receive, forward to District and review the Contractor’s CPM schedule submittal and recommend to District its acceptance or rejection. Construction Manager shall negotiate an acceptable schedule with the Contractor, and Construction Manager shall receive, forward to District and review the Contractor’s schedule updates that are required to be submitted with each request for payment and recommend appropriate action to District.
7.6.2. Construction Manager shall audit Contractor’s schedule on a monthly basis to determine if the Project is on schedule, and recommend to District adjustments and actions to be taken by District in case of changed conditions or unexpected interferences, or otherwise as necessary to maintain schedule or mitigate delays.
7.6.3. Construction Manager shall provide District with complete schedule information, including, but not limited to, the contractor’s schedule and Construction Manager’s schedule analysis on a monthly basis. Information shall provide a clear comparison between original major milestones and the activities in the Contractor’s currently approved CPM schedule, and the actual date of accomplishment. A narrative shall address revisions and projected schedule slippage, with recommendations on actions to be taken to regain the original schedule or to minimize projected slippage.
